Wow that building on Main and 11th has been incredibly painful to watch and walk by.

What the...how does that happen, was he building it by himself on his spare time?!

It was sad to see taggers getting the building before it even completed.

Graffiti? I don't see it. Are you talking about the green Xs on the windows? I think that's masking tape.

No, I should have been clearer. There was graffiti on it a few months ago. I guess they cleaned it up in the meantime.

I guess that's one of the consequences of leaving a building unoccupied for so long. Nice clean up job, though.

I'll be motivated now to check back before another year has passed to see if the building is done.

The brick facade for 33 Cordova has already been totally covered in tags since they created the skeleton to support it.

That was an awesome post, McMinsen. Current photos are great but a multi-year collage, that is some next-level stuff there! I just wanted to thank you for all your regular contributions, they really keep this forum going. And all the other contributors! As they say, a picture says a thousand words.

Thanks for the updates. I was expecting this perpetually under-construction building to be tarped up, but pleasantly surprised that it is almost done! It is a simple brick building that looks surprisingly like a woodframe structure even though it is mostly concrete. The design fits into the heritage spectrum of the surrounding buildings, so really loving it.

Render of 191 East 11th

Quote:
Its approach and solution is highly sustainable, given there is no elevator to install and maintain, and the removal of interior corridors, and associated requirement for additional construction materials, heat, cooling, pressurization, etc. make this a highly desirable place to live. This in turn creates natural light at both ends of the residential units, and natural cross-ventilation.

Thanks for the pics!
It does look like a nice building, and the wooden doors seem to indicate a bit more care and attention (apart from the wrong height door).

.. and is the floor inside at different heights?

I could see there being a mistake on the order / manufacture and the owner/developer just installing it in the interim to make the building secure (except for mice and rats that can get in above that kick board).

No elevator? Moving companies will not be thrilled with this one.

None the less, it turned out looking like a handsome project and seems to have a bit more fit and finish than most similar C2-like projects.

Reminds me of the time I moved into a West End apartment and the couch wouldn't fit in the tiny elevator. Movers were thrilled.

But seriously, wouldn't elevators be required by code for accessibility?

Arbutus Centre is seriously underrated IMO.

Here are some pics from last week of Arbutus Centre. I'm sure at some point it was called Arbutus Village but I can see the rendering on the fence of one of those pics that officedweller posted and it says Arbutus Centre.

Anyway, the Safeway has been open for almost a couple of months now and I've been a few times to shop. It's large and very well appointed.
