Update on the Birch Street MIRHPP project:
- Current support letters as of July 6 at 277
- Current opposed letters as of July 6 at 93

The Fairview South Granville Action Committee has a website, petition, did their own "research" talk a lot about shadows (little about affordability and housing) and have Facebook ads up to get this quashed. I can't recall if Jamison hired a PR team but they maybe should have.

Corner grocery stores played an important role in Vancouver’s residential neighbourhoods decades ago, before the prominence of large chain-owned stores and the municipal government’s practice of discouraging new additional businesses.

i think this is a good idea. but, that being said, i don't see this working without subsidies from governments. people drive all over for a Walmart and a cheaper place to buy things. there isn't enough foot traffic on these streets, let alone enough residents willing to pay more instead of to to a mega/chainstore somewhere else.

that's just the way it is and way it will be until something forces people to change their way

As a side note - remember that Costco and other warehouse stores started as suppliers for small businesses like these.

HY Louie (which would have also been a supplier to corner stores) closed its wholesale operations in 2016:

I don't think they want your Grandfathers corner stores back with this plan. I could totally see stores that provide services that people in 2020 and beyond actually would pay for in there local areas that they could not get at Costco or Walmart. A place to have your packages dropped off so you can pick them up on your way home maybe. I can imagine corner stores that provide repair services for people or even hybrid of coffee shops and another new service that makes more sense to fit the needs of the places and not so cookie cutter.

completely agree, businesses will find a way to fulfill unmet needs. The city government shouldn't be forbidding commercial activities in the first place. Numerous corner stores exist in Vancouver right now as coffee shops and high-end grocers. If investors want to give it a shot why not?

^^What's the deal with all these "penthouse" setbacks with 2-more stories above? Been seeing them everywhere from the olympic village to various 6-8-storey midrises. They all look so awkward. Before 10 years ago, those set-back penthouses are usually 1-storey, the thinking being that you don't really see the extra floor from the street. Proportionally they looked better too. Did something change in zoning?

I personally love the setback. It makes the unit a lot quieter from street traffic, and lots of people enjoy the extra balcony space. It's a clever arrangement as well because now sub-penthouse with the extra balcony are as desirable as the penthouse, and can charge accordingly.

No doubt our simple, unimaginative local architects are inspired by the cosmopolitan genius of buildings like Cube Lofts, 57 Brock 1151 Queen Street East and The Logan.

Some South Granville infill updates.

The first one is tragic. Start with the name - "Floral Villas" sounds like somewhere you send granny for her sunset years. Then there's that sign. Do these small projects have to go through the UDP? It looks straight out of the Nineties with skim stucco and windows with negligible inset. Then there's the issue of front doors. Do I have to enter my luxurary townhouse at the side below grade, the way you entered your folk's garage?! Nice placement of the AC unit.

I recall the anecdote was they extended to far forward on the lot and had to cut it back, or something like that.

That's a corner lot and the building to the right is a preserved heritage building on the site. Seems to me that it could have encroached onto the heritage buildig a bit for better proportions (the story also said it was not to the max density on the site, but there was a height relaxation).
