There have been many photos of low-rises here recently but I was still very impressed when I saw it in real life this past Sunday. Architecture is great and the space under Granville Bridge is very well done! Put a few restaurant patios in these buildings and this area will be busy around the day. Great addition to Vancouver!

Exactly how it will look and feel like if buildings are constructed around the Geogia Viaducts.

That could be the hip, all-weather "Viaduct District" of downtown Vancouver.

Current status of resale listings in Vancouver House:

- 31 active listings (just under 10% of the building)
- asking prices from $1,275/sf (on 5th floor) to $3,800/sf for Penthouse level

There have been 10 sales so far in 2020, $1,168/sf to $2,076/sf.

I might be a bit nervous right now had I bought in the Butterfly. Average price was $3,005/sf, about $500/sf higher than the most expensive penthouse resale at Vancouver House, and more than double the median resale value at Vancouver House.

Yes, it's a neat space, with lots of potential. However, it really really REALLY needs those restaurants patios, food carts (?) or something to bring people into the space. Without that, I fear it will become an barren concrete valley.

It's a bit of a shame that the larger plaza areas are in front of Fresh St. Market and London Drugs instead of the smaller restaurant spaces.
But I don't know where the container retail units will be - they may activate the plazas.

Another thing about the pricing of the units at the Butterfly is that PH01 (#5701) was listed for 30.98m (it's apparently sold); interior sq ft is 3839 and total ext is 1397. Both PH's are half floor units similar to the SPH units below except the floorplate is split E/W instead of N/S.

PH01 faces N, E, S whereas PH02 faces, N, W, S and will be have its western views obstructed by 1075 Nelson. However, the roof deck is twice the size of PH01; I'm not sure of the pricing for PH02.

PH's will also have 13.5 foot ceilings with a glass bottomed pool

That's a psf of $7840

The plus there is that the butterfly is 3 years from possession.

The World can be a completely different place in 3 years. Could be great, could be dramatically worse.

I have never realized there being a pool on top of the podium. It's not visible from the bridge or am I completely blind?

There is supposed to be a pool or two also at the top of the tower, right?

Yeah, you can't see it.




I think there might be a really short wading pool in the penthouses. Maybe you're thinking of Butterfly which looks like they have two rooftop pool/hot tub combos.

Every PH has it's own roof terrace and private hot tub with the exception of PH9

I was riding the seawall last night at sunset. Just west of Granville, Vancouver House looks much more slender than from most other angles . . . and taller.
[As an aside, I rode from Locarno Beach to a friend's out in Queens Park, mostly in the dark, first along the waterfront bike paths, then through the small streets/neighbourhoods of East Van and Burnaby. We live in a fabulous place - people everywhere, skytrains and tower lights being the context of a beautiful summer evening.]

Experiencing Vancouver by bike is truly exceptional. Its so much superior to the automotive experience.

Last week I noticed workers were installing light strips along the killer stair pits () on the east side. No doubt as a result of complaints.

On the west side they were doing the work seen below. Anyone know what it is? I can't even remember what was there when I checked it out months ago when the retail opened.
