I was thinking it is from somewhere in the area but several tall projects in the background threw me off. Nice shots!

It definately is going to become a transit friendly hub for sure. Does anyone know what the total number of projects will be when finished

quite a lot of 6 storeys going up within a block of me there must be 6 proposals for them, most of the lots have been cleared/demolished already. North Road will have at least 4 more towers going up soon, Foster will be over 40 storeys.

Remember when you would only see anything 40 or above in Downtown. Now you see 40+ going up all over the mainland in bunches.

Klazu wondered upthread about the Port Moody towers around the Inlet merging with Coquitlam town centre (which I don't see happening soon, because Coquitlam town centre has a ton of development space available before it ever needs to move West of Johnson) but what I do see happening is the Burquitlam skyline merging into the Lougheed one.

Lougheed Heights was a big start on that, and this project will fill in another gap.

yeah, the whole of north road will be towers, just north of Lougheed Heights is a proposal for two towers to replace a 3 storey rental building. Under pre-construction is another 29 storey. In all proposed or started are 7 towers within a block of Lougheed Heights, 6 towers for Burquitlam Plaza and two more behind the McDonalds on North Road. Plus 2 more just off Austin at Westview.

Its a really convenient area, close to the #1, the skytrain and the bus loop at Lougheed Station. Korea Town also brings a lot of foot traffic to the area, making it a little more vibrant than other areas in Coquitlam. Plus there has always been a good student presence iwith so many SFU students renting in the Lougheed area, which makes it more appealing than Coquitlam Centre area.

Concert has 2 project started or starting soon. The Y and a 5 building I believe that is tucked behind the safe way i believe. All the stratas along Noth road are for sale. Had a buddy that bought into one about a year before the zoning changed. He got it for a deal as the overall building was run down and it was a foreclosure. So hes going to make out like a bandit

this is in the Austin Heights area, near Blue Mountain Park. There was a church on this site and there will be a church in it after, they built low income housing on their property.

I second your yikes! Hopefully a few more people from here leave comments to balance out all the nimby action on this. Personally I think the look of the tower could do with some improvement but otherwise I think it's fine (including all that *massive* height ).

I can see how people would be put off by the proposed height or at the very least question why the large jump up. The tower beside was finished within the last few years and it is only 19 floors tall. This is the tallest for this area around Albert Crescent Park, which is predominantly older walkup apartments and a few mid-rise towers surrounding the park. This proposal is a full 15 floors taller and also well above the 4 FSR contemplated in community plans. The only area of New Westminster with 30-40 floor towers are directly beside Skytrain.

My own view is that City of New Westminster needs to reconsider heights generally to have a public plan in place. The old Downtown plan effectively defined highrises as up to ~25 floors. With the new waterfront towers going up to 50 floors now all new proposals in the 30-40+ floor range. Any past guidance is out the window. The city should outline where they will accept taller towers in the 30-55 floor range (likely in the mixed use Skytrain area) and where towers should stick to more of a mid-rise ~20 floor form. Just my opinion.

Full disclosure: I live in New Westminster but far enough away from any of these towers that I don't have any direct interest. Perhaps I should send this comment to the consultation feedback.

Here are the overall renderings from that package.

The striking thing is that it does not "step down" to the river as you might expect.
That said, there may be future tall towers to the west which would make this tower blend in,
and the shorter newer tower to the north will still have north, southeast and southwest facing views.

Not true anymore. The Pier West project by Bosa at the Riverfront will have 40-50+ towers. Hope they are setting a precedence for the area. Good to keep the towers lower along Columbia St. with all the historical buildings around, but further out there should be more 40-50+. Also, just my opinion.

I agree that it makes sense to look at taller heights due to the Bosa towers. I'd expect more height in the mixed use areas around Skytrain. Roughly 10th Street to 6th street, tapering off West towards 4th Street, which is designated as a mid-rise transition area. The pattern has also been taller towers closer to the water, stepping down in height up the hill towards Royal Ave. These Albert Crescent towers are in a quieter, residential (not mixed use) low-rise area of Downtown. It's a big transition but not the only scale busting tower being complicated in NW. Also see the Royal Towers development and the tower proposed at McBride and 8th Ave. My assumption is that much of this is driven by the density bonus economics of new affordable rental requirements. It's a great goal that I support generally but I'm really uncomfortable with the scale changes that look to be the end result.

I wouldn't take the new Bosa project to set any precisedent given the site history, original plan was for 5 towers with 30% more units.
