Ironworks is 50% industrial, 50% office (but not general office, so no lawyers or accountants, for example). There's one just completed on George Street. This one started construction on Vernon Drive - and looks just like the Richmond one. It's big too. There are many others proposed that are more industry than office, like this one on Jackson in Railtown, this one in Mount Pleasant (which unlike several schemes there is more industrial use than office), this jewellery manufacturer under construction in Mount Pleasant, this building on Frances, and this Railtown building. There are more; one even has three floors of industry and then residential above; Strathcona Village on East Hastings. And there are over 20 projects with upper floor offices over an industrial main floor in Mount Pleasant.
Richmond does not have an industrial land shortage like Vancouver, but the latter does (as so claimed by many), and yet Richmond is already starting high-density industrial buildings. I'm saying Vancouver should do more of this since so much industrial land is underutilized, so you can stop showing me how many are built in Vancouver, which isn't a lot TBH.

Metro Vancouver think that Richmond has as much of an industrial land shortage as Vancouver. The article also notes "Avison Young reports that lease rates for industrial have been increasing about 10 per cent a year for the last four years in a Metro Vancouver market with a vacancy rate of 1.5 per cent." That's why two Vancouver-based developers, already developing a multi-storey industrial project on Clark Drive, are now developing the first in Richmond.

As it's a strata building, and they're selling units at $450 per square foot, it's also a good business to be in, provided they can pre-sell them successfully - which is the case in Richmond. If you were aware of all the Vancouver multi-storey industrial projects you wouldn't say there were 'maybe a couple' of buildings. So I'm happy to show you some of the projects in Vancouver. You'll no doubt see more, in Richmond, and maybe Burnaby too, as well as many more in Vancouver. And compared to one in Richmond, there are a lot in Vancouver.

I think there going for a Yaletown/Olympic village thing. Definitely will be a lot more walkers once the pier passes the federal environmental review, the dike work in front of Hollybridge completes, and the hotel is built.

Probably all the industrial in that area is going to be turned into residential/hotels with ground floor commercial.

i have to say i am liking what they are doing in that area. i cant wait to see it all complete, River Parkway open, River Rd closed. the riverside park all finished. the final product should be quite nice.

overall, i think Richmond has done a good job with this area. i do wish the Canada-Line got closer to this neighbourhood, but not much could be done about that. otherwise, i am a fan.

Plus Lansdowne Road is a pedestrian link from No 3 Rd to the area. It will be widened and improved over time as the industrial buildings are redeveloped.

Yeah once well linked it's really not that far a walk to the Canada line. A street with retail and cafes will be a nice stroll to the river side.

One of the prominent units in the first picture has a LEASED banner on it, the rest are still up for lease.

Did this walk after Steve Nash once. Not that far from Lawnsdowne to there.

A large industrial purchase in Richmond as PC Urban purchases the viking way business centre for redevelopment.

Quote:
In an announcement Monday, the companies said current buildings on the 9.7-acre property, which include 160,000 square feet of leasable space, are 100 per cent occupied. PC Urban and KingSett plan to announce redevelopment and repositioning plans for the property this fall.

New Richmond General Hospital tower will be bigger, more expensive than originally planned:

RICHMOND (NEWS 1130) — A new nine-storey, acute-care tower at Richmond Hospital will cost hundreds of millions more than originally budgeted, Premier John Horgan announced Thursday.

He said the budget will be finalized in September, with completion of the project pegged for 2024.

Preliminary estimates from Vancouver Coastal Health in March 2018 suggested an eight-storey replacement tower would cost $283 million.

“During the business planning stage, it became clear that the fast-growing community of Richmond needs a bigger patient care tower with more services,” Health Minister Adrian Dix says.

“The renewed and expanded concept plan reflects our government’s ongoing commitment to the people who live and work here, ensuring that timely, quality public health care will be there for them, now and into the future.”

A new emergency department and intensive care unit at Richmond Hospital will feature double the floor space. The tower will also feature a medical imaging department, intensive care unit, and pharmacy...

5740, 5760, and 5800 Minoru Boulevard
@ Lansdowne Rd.

Quote:
The project comprises a 12-storey office tower and three residential towers.

Details include:

429 residential units;
341 condos and 88 affordable housing units;
162,000 SF of office space;
25,000 SF of retail space;
a total gross density of 3.20 FAR;
632 parking spaces.

Prior to rezoning adoption, legal agreements will be registered on title to limit subdivision by air space parcel or strata-title on a floor-by-floor basis (to ensure the development provides for flexible, large floorplate office spaces).

Picture taken on Cambie St facing south of the upcoming River Parkway. I believe this will be replacing the existing River Road up to Gilbert which is running parallel to this new road.

Story : https://www.richmond-news.com/news/g...way-1.23422340

It was supposed to be completed early 2020 so it's late.
