It seems as though it is a low-cost loan based on the article. But it really doesn't seem too clear.

it's a loan. CMHC is using it's money pile to shift building financing away from condos to purpose-built rentals that include affordable units. This is basically to compensate for the market distortion CMHC itself creates by insuring personal mortgages.

dont focus on one building at a time, watch how the program works over years.

That makes more sense. If we're getting that money back, with interest (even if it's a very low interest rate), then we could end up on top.

Thanks for posting updates on these projects. I used to look at the progress from our office everyday before the physical distancing measures.

Are projects still ongoing (other than the one closed for Stage 2 work), or is it just those that were at street level?

you need to copy the address of the jpg from the image instead of the IMGR URL

WW is right. Just go back to your image post: https://imgur.com/IiNdFf2, then right-click on the image and Copy Image Location (might be slightly different wording in your browser).

Then edit your post above and replace the content of the [IMG]xxx[/IMG] tag pair with what you copied.

Once you get the hang of it, it's pretty straightforward.

Based on the detour information from OC, I'm guessing the second crane at this site will be installed this Saturday, June 6th.

I see they’re building to distinct concrete open columns for elevator shafts I think. Does anyone know where the grocery store entrance will be?

Couple renderings that hadn't been posted yet.

North elevation with Lyon station, the grocery store entrance and condo tower entrance.



South-East corner.



If it ends up looking like the renderings (and I know, that's far from guaranteed when dealing with Claridge), it should be a decent addition to the downtown and skyline. At the very least, it will be different than other towers in the vicinity. And of course, the new grocery store and influx of new residents will be a huge boon for the area, not to mention bolstering the ridership of Lyon station beyond an am/pm commuter hub.

Dude, you KNOW this is going to end up looking like Andaz 2.0. There is no way the cladding, glazing, etc are going to look anything NEAR what the renders show. I know you know that though :p At least Main+Main should make it look subservient and unimportant on the skyline if all goes well.

On this rendering, my future prediction:

1. Black brick = dark grey aluminum.
2. White aluminum = light grey aluminum.
3. Glass spandrels = whatever's left over of the above aluminum.
4. Grey/black window premium glazing = blue/green cheap.
5. Large window units requiring tempered glass = multi-panel units requiring horizontal and vertical mullions.
6. Colonnade on intermediate roof = deleted.

Maybe they're finally done with blue panels, so I have some hope your item list 4 is off.

Although Claridge is likely to screw this up, we have see projects that have been completed fairly successfully, such as 700 Sussex and Tribeca. I'm trying to stay positive, but...

If the M+M project is built as proposed, it will be transformative for the area in terms of prominence and design.

That sounds about right...

If the towers end up with teal coloured glass, at least it will be different from everything elese in the area...

I agree with McKellarDweller, 5 and 6 are the most likely. It's basically what happened with the Slater/Alt (not a Claridge project, I know); it included a colonnade at the top, which gave the building's rendering more distinction, but that was dropped on the final building.
