They do; they'll have to call it the Scotia (or something else). This one is another mass timber project - they're getting much more common these days. There was an earlier artists live-work project approved here in 2015 that was never developed.

Mass timber would be great. Faster to construct, and will help build our homegrown industry (based in Prince George I think?)

I think the price has come down a bit of mass timber, that and concrete keeps going up.

Yes, more volume will bring it down further. I do think it's still more expensive to do mass timber, but also a bit faster.

Competitive pricing I don't think is there yet either, last time we looked last summer. The recent code changes and trades getting more familiar with it is helping. The last thing personally I'd want is escalated prices and delays due to inexperience or escalated prices due to only a few folks familiar with working with it. Definitely faster and that comes with savings.

It definitely takes agreement from the client, contractor, architect and the type of project to make mass timber move forward ATM. Office seems to be the easiest still I think? If we get to the point of 8-10 storey rental buildings in timber I think we could work out a lot of the cost issues (before these would be required to be concrete and roughly 12-14 storeys to be affordable).

Love the scale and look. Very nice. Should be all over Vancouver with buildings that height and scale, in SFH neighbourhoods.

Probably 1 unit per floor though, at 2 or 3 million a unit.

Beautiful building, I'd live there. But you're right, the article says 7 units in the 8 story building so not a huge density bump. It's kind of tiny compared to the buildings around it.

I think it sits on a site currently occupied by a duplex so it's not a massive lot. 2300 sq feet units I believe.

I'm not going to speculate on the cause of this fire, but I wonder if there might be an uptick in "construction fires" in buildings where the finances aren't looking too hot.

i wouldnt think too much of this fire.

i have heard about a few of these wooden structures going up in smoke since they changed to allow for 6 levels of wood frame. this happened even during the height of the building boom. these buildings are at the point before having sprinklers, etc and of course a literal tinder box.
