My biggest concern is the glass turns out like 5 West in Calgary.

Comes down to materials. I can do without the gap toothed floor. I like the podium design but, not for the entire stretch of the development

Can I got a copy + paste job of this for Vancouver? Specifically around Commercial-Broadway .

I love the design of it but yeah, it's one of those designs where it really all boils down to the choice of the materials.

200 Queens Quay West

Nice bit of of colour/texture, to replace the massive parking garage blight. The 71 storey tower is guess-timated around 240 metres or so.

Going to be an uphill battle leasing that amount of commercial now. The existing Toronto Star building was always kind of a black sheep in the Downtown leasing market. Only a few hundred metres from Union as the crow flies, but no one with client facing business wants to be down there. A couple very reasonably priced subleases sat on the market for a while. Things definitely haven't gotten better with Covid, as well as the other better located developments.

Wouldn't be surprised to see them sit on this for a while, hoping that the continued lakefront development breaks some of the stigma.

How did the Star ever end up there to begin with? That must have been such an outlier of a tower when it was built.

Not 100% sure, but I would bet they needed the space for the adjoined printing centre. The Globe and Mail was also on the fringe of Downtown where the Well is going up now. Now those printing operations are outsourced somewhere suburban I imagine.

Well, I knew it was inevitable with this building, but this building will no longer have the same presence IMO once it's recladded and made into a rather monsterous complex of adjoining office spaces. I appreciate what the current building has, but that's just due to my appreciation for it's architecture. I will admit however, the ground level/ "plaza" area do need a revamp, especially in light of the massive growth of this area.

But yes, this'll be a while before this really becomes an active construction site.

It will now have direct PATH connection though so that will make it much more leasable

I feel like "direct" is a bit generous for all these future PATH-connected developments East of Yonge and South of Lakeshore. It's an extremely convoluted route with multiple ups-and-downs. Any time you're offering something that isn't a continuous flat walk underground it becomes a lot less attractive. I'm just not sure there will be a big enough price difference to lure people away from CC3, The Hub, etc.

For now, but underground access to Maple Leaf Square is underway. Getting to 1 York isn't ideal currently, but it's definitely better than the maze that it will be East of CIBC Square. I think the future PATH connection is actually supposed to attach to my building, but I doubt I'll be there by then and I refuse to use the PATH anyway unless it's -20.

The star printed on site until the 90’s until they built a new plant up at the 400/407 in Vaughan. Even that one was shut down and printing outsourced elsewhere a few years ago. No idea where they print now, but it’s in way, way smaller numbers than 20 years ago.

The Star was a economic behemoth once upon a time. It’s peak stock valuation was over $3 billion in 2003. Their original headquarters was one of the largest buildings in the city where First Canadian Place is today. They moved to this building on the waterfront in what was a very industrial area to facilitate on site printing around the time their old HQ got demoed.. now they just got sold for less than $60 million.

^Quite typical of the developer, PJ Condos excepted (although I hate the cheap grey window wall blighting that development.)
