Vancouver City Council faces a huge test of its claimed support for frontline workers tomorrow. It’s hard to imagine, but apparently several councillors are opposed to even letting these healthcare heroes speak on whether they should have an opportunity to live near VGH

We're hearing that this will be a very close vote, so if you feel connected to the future of Broadway, or the MIRHP Program, this would be a very good time to speak up.

What's the motion? Is there some motion on setting private rentals aside for a certain profession?

Apologies for the confusion, this is about the referral of the 2538 Birch St (Broadway Denny's) MIRHP to a public hearing.

https://rezoning.vancouver.ca/applications/2538birch/index.htm

Normally this vote is just a matter of procedure, but we're hearing that is not the case this time, and the future of the project is in danger.

Thank you Feathered Friend, I have submitted my feedback, essentially pleading with the developer to fight for housing for future working generations.

Gen Z is about to enter college and right now they quite frankly see the mess that the Millennial generation has inherited and I am sure that making 50k+ in a city (working as a paramedic for example) where you need to make 85k+ to afford a decent place to live is not an appealing lifestyle to lead.

Update to 3701-3743 West Broadway (the Alma one):

Quote:

Quote:
Compared to the original application submitted in November 2019, the form and massing of the design is largely retained, the total floor area has decreased by about 2,500 sq ft to 123,600 sq ft, and the height has decreased by about five ft to 167 ft.

The number of retail and restaurant units is now five units instead of four units, and the secured rental housing count is now 161 units — up by eight units over the initial proposal.

The residential unit mix is 54 studio units, 50 one-bedroom units, 51 two-bedroom units, and six three-bedroom units. Three of the units are townhouses on the west side of the building.

I like it. It'll add a nice focal point to the area.

Looks better than the previous cladding.
Note that the windows in some of the openings are still cut to 1/3 the size of the opening with a panel. Others reduce solar gain with an inset balcony.
Either way, the units may be dark inside.

Gonna take a wild guess and say "bedroom." The balcony windows look wide enough.

Yeah, probably, but I'd rather have the option to close blinds rather than a permanent narrow window that may require turning on lights during the day and it would be harder to grow houseplants.
Living rooms behind inset balconies can be pretty dark too. A friend of mine once had a place at the 819 (Robson & Hamilton) and the only living room windows were behind an inset balcony and it was pretty cave-like.
Like this unit (but not renovated all white):

Please correct me if wrong, but I'm pretty sure it's Council doing the voting.
A vote on an amendment which would have likely killed the referral of the Birch Street MIRHP failed by a 6 - 5 vote.

The five votes were Councillors Carr, Hardwick, Bligh, and Kirby-Yung, along with an abstention (counted as a vote in support of delaying/killing the proposal) by Councillor Swanson.

Councillor Kirby-Yung immediately claimed her vote was a mistake, but Councillor Hardwick refused to let her recast her vote. Regardless, when given a chance, the former voted to support the referral, which was approved.

Given the close vote, it's clear the letters to council had an impact, and the project will now head to a public hearing in July. Still, considering the difficulties it has experienced so far, it will likely need a lot more support if it has any hope of winning approval.

They were going to vote to not have this go before a public hearing? Do you know the reasons for this? This seems very odd

Might be jumping to conclusions, but I'm pretty sure one Councillor in particular had something to do with it:

I mean, vote suppression? Every day she sounds more and more like a Karen from an r/NuclearRevenge story...

Maybe they're catering to the vampire demographic?

Seriously, it does 🞵🞵🞵🞵 if you like a lot of light. But not everybody does... wonder if there's enough of those people to fill it up.

I remember that the one bedroom units at Jardine's Lookout (taller building in same complex) were also dark inside (one window in the living room about 5 feet wide).

This has all gone up in a week. Planning for low operating carbon (heat pumps for heating and cooling) as well.
