I Googled plans for that building and there were different plans for that unit.
One had a noticeably smaller den than the other.

They have Plan A5 which is marketed as junior 2 bedroom category , hence the starting price is a bit higher. They also has plan A 9 which is marketed as 1 bedroom and den with lower starting price. Plan A 5 which is the one I bought with a decent shaped smaller second bedroom. Now they took a big chunk out of it which can no longer function as a bedroom. Had I known this to occur, I may as well buy the one bed room and den category. Ironically the junior 2 bedroom (622 sf) is now smaller than the 1 bedroom and den (632 sf). I sure hope they not allowed to use the construction variant clause to protect themselves.

I do remember there was a dent in the opposite side of the floorplan layout which is why A9 1 bed+den starting price was $20,000 less than the A5 floorplan. I guess they must have either moved the dent to the A5 side or made another one?

Hopefully the developer would not increase the dent on A9 side and shave off the den completely. That would be horrible to turn a 1bed+den into just a 1 bedroom unit.

Does anybody has the pricing of Starling? Please post it here or private message me. I can’t find the starting price of A9 plan anymore which is the 1 bedroom and den category.

no one has the pricing who i asked. for presales its hard to get pricing, however i do believe the price would be around avg 1050/1100 per sqft for starling.

I have the really old price sheet from my realtor. Not sure if it was the last draft or not. I remember they said it's extra $5000 increase per floor on top of these prices.

I got it in Sept 2017. The pricing is a little higher than Waterfall, which was expected given it’s the second building.

Funny you are just a distant observer and you notice how fast this tower goes up. But you nail it right on. They did worse ... they screw on the whole floor plate by putting the gas meter outside of the wrong floor plan. Duh!

Would have been a nice plan, don' t you all agree? I can even overlook the many minor crappy deficiencies. But.....sigh

Yeah, well plaid out.
The A9 plan does have a slightly longer living room, but small den and balcony.

I did have the perfect plan of renting out second bedrooms of plan A5 to a student as mortgage helper.... but well!!!! That is why I am sooo upset

I talked to a few other Lumina buyers, none of us get a photocopy of the floor plan we purchased which should be initialed by developer and purchaser. This is done by reputable developers. Think we are screwed... we essentially do not have proof of what we purchased. Basically we are only purchasing a plan number and a strata lot.

Dear moderators of this forum: please allow me to use this platform to disclose devious practice of this developer even though this is not the original purpose of this forum. I do not know how else to let public be aware. Thind lawyer get back to me:" the size of unit is within discrepancy permitted by the contract...." just as I predicted. My only hope is to go to litigation lawyer for real estate. I am a first time buyer, where do I find this kind of money.

This developer is unethical, lacks credibility and should not be allowed to build
. Thind tarnishes the reputation of other legitimate builders.

Anybody who bought this development from Thind , please private message me.

Man that's sad to hear. I'd never buy pre-construction. If I was a first-time homebuyer wanting to take advantage of HST savings on new construction, I'd go for assignment sales.

As far as the plan goes, I tweaked it to my general preference for uninterrupted perimeter glazing and barn doors to keep the unit feeling as big and open as possible. What do people generally think about that?

I find most of the plans depressing, the only good one being B6

B plans are all 2 bedrooms . I cannot afford it. I am struggling as it is and I need the second bedroom to rent to student as mortgage helper. But this developer alters the whole floor plan and never bothered to inform us . The chunk of 3 x 6.5 ft should never have been removed to accommodate the fas meter outside . It is not in the master floor plate . It is almost like an afterthought. Oh developer need to put a gas meter in ... let’s take it out of plan A 5.
I mean this is horrible from a builder. Thind lost it’s credibility and accountability.
My intention is let other buyers be aware of such deviousness.
I am a first time buyer never knew any better.
For all other first time buyer always insists on a copy of floor plan initialed by developer and yourself. I never knew there is need for such a thing.
Also ask for measurement of floor plans. There is never any measurement of floor plans from Thind, not even a scale for estimation . Boy I learn a lot from this terrible investment.

I think the amount of real estate and owners discussion is through the roof in here. I don't see it being allowed on other sub-forums as it can overtake all the other relevant project discussion, which would be a shame.
