If we're being honest, one of the main reasons Cedar Park and Leander even exist as major suburbs is because the Robinson Ranch/Jollyville area was never opened to development.

Paving over Liberty Hill and Burnet (happening now) is better?

At least RR would build as a bit higher density, mixed use development.

Great parking ratio for the Domain area. I also like the orange accents, they remind me a little of that rusted building in East Austin. The "bump" of glass makes it a little less boring.

Ugh... I love Miguel's...such a huge site with great trees all over. You really feel like you're in the country over there. This render is cool, but there's a part of me that's pretty bummed by this.

Miguel's has a history of temporarily occupying future development sites. If I recall correctly, in the past 20 years they have been at 5th and West and a couple locations on South Lamar that have since been developed before the Burnet Road location. It will be interesting to see how they deal with the flood plain at that location. Dry Creek (arroyo seco) passes under Burnet in an undersized culvert that crosses under the strip mall across the street. The entire intersection is in the 100 year flood plain (now 25 year flood plain under the new regulations).

Wowwww....I totally forgot about Miguel's downtown. Was it IBC bank tower? That's so funny. Also didn't realize Arroyo Secco ran under Burnet.

I mostly remember it being on the site of the Monarch, next to George Strait Music, but I think it was also across the street on the site of Austin City Lofts. It might have moved to IBC for a while, because that site was mostly vacant for a few years - I don't remember clearly.

The canopy is majorly boring compared to what Brandywine originally conceived when they were trying to sell the zoning and concept of a relocated station.

Ugh... the two worst trends in architecture (that wont age well, in my opinion): Staggered/random vertical lines and "leaning" towers

I used to live in the condos next to the old movie theater on Hancock. That entire area floods ALL THE TIME. They need to work with the city on better flood control if you are going to build there.

It's not Lamar and 10th bad, but it isn't great.
