I know Ivanhoe's fonder of the long game than most other developers, but "50-75 years from now" long? Ladner and Tsawwassen aren't exactly keen on taking on a lot more residents ATM.

This is a typical Mills location. Have a look at Crossiron Mills, which is a definite success...

Some people are bitter they cannot take a Skytrain to get to this mall. Guess what? People who shop in areas like this want to DRIVE so they can take everything they buy home easily.. after they're done at Tsawwassen Mills, they may go to Walmart, Canadian Tire, Rona, Staples, etc.

Evidently consumers would much rather drive to Richmond Mall, Pacific Centre, Metrotown, Oakridge or Park Royal; even Guildford made the top 30. The only Mills on the list is Vaughn's, and it's smack dab in the middle of a suburb, making almost triple what Tsawwassen makes.

I have mentioned it before but Tsawwassen Mills is actually my preferred place to shop for clothing even though I live right next to Metropolis. It's a convenient drive, parking is there and the stores are never too busy. I can also couple the trip with a visit to one of the remaining few Montana's on the same trip.

And you can get lucky Jeans all day long for $20 bucks or less. Same at Eddie Baeur etc. I know women that go to just hit up VS as it s the only outlet in Canada.

I was told by one manager they get almost as many shoppers from the island as Vancouver some days. Also this is a low rent location compared to Oakridge and Metrotown.

That's great for you, and I acknowledge that. Not so great for most other people in the metro. IMO Montana's is great in-between the first and fifteenth bites, then the barbeque sauce gets nauseating.

To put things in perspective, Tsawwassen nets $344/sq ft in sales. McArthurGlen, $1,220. Lansdowne, $700+, and that mall practically has one foot in the grave.

Both those malls are arguably "local" service malls, food liquor and groceries. if they get redeveloped you'll just have people going to the next closest Save on or WalMart.

I believe this is a subject of sheer size, so the #s PPSF are distorted.

Tsawwassen has a much larger floor plate, amenity area etc.

Tsawwassen still has a number of large empty spaces as well. They're slowly filling up - Under Armour and Coach have opened in the past year, Kate Spade is being built out, and Michael Kors is expanding to more than double it's original size.

Certainly signs of a dying/dead mall!

I think Guilford still has some huge CRU space hidden behind drywall on the lower level. And that is 5 plus years since renovation

Twice the space demands twice the customers, and Tsawwassen's not getting that. West Edmonton is most definitely larger in terms of size and amenities than any mall in Canada... productivity is $767-1,182/sq ft.

Montana's is awesome. We usually went to the one in South Surrey before it closed down. Now we just go to the one in Langley. They also have one in coquitlam centre which would probably closest to you.

Recipe Unlimited (Cara) brands do not do well in the Lower Mainland. Lots have come and gone.. some have never appeared here. They took over a local success - Milestones - and basically decimated it. We have a lot of local competition here.. they have much better success in the East.

Yes they don't do too well out here. I know a Montanas opened a year or so ago in Grande Prairie Alberta, they have a lot of Cara brands in that town.

I'm surprised Swiss Chalet doesn't do better, simply on value. We used to take out from there on a semi-regular basis. Cheap eats for what you're getting.
