Thanks for sharing the link, really liked the comparisons to the prior design.

It looks like OBP and Vista have absorbed a lot of those condos, they can always start with apartments and convert. Love the 9' 6" ceilings, definitely condo tier (will not be cheap though of course).

The new entrance to the park is SO much nicer (the deletion of the podium is also great!). I also appreciate the extension of the river walk, really ties it together.

Surprised they are starting with the taller 875' tower...

I was just going to mention this! Here's the actual quote "decorative accent panels with metal or masonry components." So they're telling me there's a chance...

They highlighted the usage of terracotta in the original proposal. I glanced over the PDF quickly but didn't see terracotta indicated once.

Also, I see they're utilizing racial/residential quotas, which balloon the cost of construction, due to pass-throughs. Interesting approach for a private job. I have a whopper of information to share about the practice with regard to Obama Library. I will post to that thread.

It went from 300 condo units and a hotel to all rental. I can't believe any of you are surprised this lost the terra cotta. I thought it was obvious when the updated renders were revealed that it was all metal and glass. And blaming Related Midwest for this is nonsense. They wanted to build the original design but were told to downscale. The developer can only do so much when the alderman forces their hand like this.

Considering current events the Alderman likely did them a favor. I doubt hotel development could get any funding at the moment and once the real estate market catches up with the lack of activity prices will collapse and condo development will follow suit.

As it is the height chop alone was probably sufficient. I doubt the difference between profit and loss was made by eliminating the terracotta. It's just that since it's no longer a condo or hotel development Related can't command a premium on sales due to the terra cotta. Since it isn't going to be a revenue driver it gets cut.

Anyway, I predicted this would happen back in early March when the height reduction rumor started. Not sure why folks here, particularly given our experience with Related, would have any doubt that Related wouldn't do what Related has done with every other development in this city...pinch pennies.

As I stated months ago 400 N. Lakeshore Drive is the only project that as it stands now I would be content with it being re-designed or another developer given a chance to develop at this site. Also but not withstanding if Related has to be the developer, then I think they should've taken a cue from One Chicago and proposed something of that scale and possibly secured one Supertall even if the second building was at about 600 ft. Now perhaps all that was considered,i don't know, but that scale supersedes this.

They proposed a tower taller than OCS and a second one taller than 600 feet. They were told that a hotel had to be removed. Again, this has nothing to do with Related Midwest. I have no relationship with the company but it is crazy to see so many think this was their decision or that they're trying to pinch pennies. You don't contract with SOM to design a building when you want to pinch pennies. And the design is still great.

It's still a great design, with homage to the Chicago bay windows and an interesting massing. The terra cotta was a nice touch but it was never the core of the design.

I personally don't think the design is that much worse, the new renderings make it look awesome. The height is disappointing for a city like Chicago and what it's replacing obviously.

These towers look great at their current height. I really like the cascading waterfall effect created by the setbacks when viewed from multiple angles.

I'm not holding my breath for a height increase on either tower, but since the taller tower will be built first, its entirely possible for the smaller tower to see a height bump if there is an increased demand for luxury high-rise real-estate five years from now. As someone else said in the Tribune Tower East thread recently, "Trying to predict 2025 right now is like trying to predict 2100."
