it’s only been under the radar if you haven’t been paying attention.

it’s also immediately south of the 5 spruce avenue lots that were the site of the city’s missing middle competition.

the rendering is a bit deceiving as it faces south without identifying that it is facing south.

I have been wondering what this is for months! (But didn’t really care enough to ask lol) I wonder if the two lots down the street from here (111ave and 109st?) have anything going on behind the scenes... there have been Daytona homes signs there for a while now. Great area for some mid to high rise.

Looks a HECK of a lot like similar common area refurbishments elsewhere in North America, so they did their homework.

Considering the City is about to eliminate minimum parking requirements, if I were a developer, I wouldn't be applying for any new development until that passes in, presumably, June.

unless you think that your project - and its occupants and its visitors - are such that they need similar or better parking requirements than the current minimums in order to be viable regardless of the elimination of those minimums...

just because you can get away without doing certain things doesn't necessarily mean that you shouldn't do them anyway.

Very little or no activity happening with ICE District Block BG. I'm sure Tim Shipton will continue to espouse the world-class arena district in this city, but all these delays are becoming frustrating if you ask me.

And this is about the change as I believe amendments to the parking bylaw are planned to be in front of Council at the end of June.

For sale last time I looked. 2.5 or so. I don’t mind it. It’s kind of on a “Main Street”. Was it RF1 or does that start at 116?
