I'll say again that I'm really surprised at how many projects continue to move forward, and in particular, continue to be announced in this awful economy. While some of the projects likely were already financed and "had" to break ground, that's certainly not the case for every project. It definitely feels like developers see this slowdown as a temporary distraction and that 12-18 months from now we'll be back to growth.

I don't know if any developers see it as a temporary distraction, but many projects that were in the pipeline have had a lot of upfront equity put into the project. They're going to go forward even into an uncertain environment. With residential specifically, we have so under built housing that the demand is there even if rental or pricing appreciation isn't in the next few years. With that said, I think a lot of developers are positioning themselves now for projects that deliver in 2-4 years. The issue right now is lenders and equity are in a wait and see mode.

Bummer that it looks like this puts at high risk the possibility of 11th extending to Williams. As this is, the intersection crossing spring would need to be offset like 12th and W Peachtree

Per the DRC Recap

DRC Recommendations
Overall, the presentation was well received by the DRC. However, the committee identified several issues in need of additional study and further consideration including:

- streetscape configuration
- number of curb-cuts along Spring Street
- the setback along the north property line
- a pedestrian connection through the site
- façade details.
Next steps: The proposed density necessitates regional DRI review so the DRC anticipates an updated follow-up presentation in the coming months.

Here's an unsolicited thought on the site plan:



I agree with the sentiments that a future 11th Street ROW would better improve not only this site plan but also future development parcel(s) to the north as well. Not sure exactly where the ROW could go since this is out of their control, but one would think the Midtown Alliance could work with all parties to come up with a better solution than what's proposed. By removing the primary vehicular access curb cut(s) from Spring Street and focusing vehicular access via a secondary street (a la an 11th street extension) it would make a world of a difference on this project's street presence.

The existing building and gardens should also be a feature here - not an afterthought. The current hotel site as proposed blocks a good portion of the views at the peak of Spring Street with what looks to be a curb cut/loading zone for the service entrance - this should be celebrated as your walking and/or driving south on Spring Street.

I don't know if I just missed it or what, but I can't find any information on the construction on Techwood between 14th and 16th. It's about 7 stories tall but looks cheap like maybe storage or the like. Anyone know?

And it mirrors the new T3 building on the other side of Atlantic Station. Love it and not just because it blocks the view of Target from the Millennial Arch

Hard disagree, the arch is beautifully done and adds a lot of vibrancy to Atlantic Station. -- BTW I'm 27--
