Love how it says "Chandler, AZ" - I looked at that the first time and went 'whoa - I need to checkout downtown Chandler, looks pretty dense...'

The Toll Brothers project on Central and Thomas now has approved building plans (The Haverly). While I know their has been a lot of skepticism about this project because of the incredibly long time it took to get to this point (myself included), there are very large what look to be retention pipes on site, so who knows?

Came across 2 new proposed 5-story projects for CenPho.

Project 1: The Governor, on the empty lot West of the 18th St and McDowell Rd crossroads. 200-unit project with some commercial space on McDowell. If you want to see the full site plans, here's the link: https://www.phoenix.gov/pddsite/Documents/PZ/Z-15-20n.pdf





Project 2: The Ragsdale, NWC of Washington and 12th St. Named after the prominent Civil Rights Activist, Lincoln Ragsdale, who fought to desegregate Valley schools and communities. He lived in the Eastlake Park Area, only a few streets from this project. Really interesting to read his bio!

Project will be 268-units with some retail space on the corner. Apologies for the image quality...

Thanks for sharing. I remember only that Lincoln Ragsdale owned a mortuary and was also a florist. The family eventually lived in Clearwater Hills. Mr. Ragsdale's two children Emily and Lincoln were both in my graduating class at Saguaro High School. Never thought of them as twins - but, they were both in the same year. That year does not seem so long ago to me - but, it would to some of the younger folks! Ha!

Residences on 2nd - Updates?

For those in the know or are more versed in looking up projects, does anyone know if this one is moving forward? I'd imagine w/ The McKinley wrapping up and staging/equipment no longer needed to be stored on the empty lot, I'm hoping perhaps this small in-fill residential project is next to go up? Would be cool to see this start going up as well just as Eco PHX is finally ramping up and breaking ground

Edit: According to these articles, both developments were supposed to finish by Summer 2020. I guess still possible for Residences on 2nd to finish on time since such a small lot and less town-home units to build this time around.

Was able to find that "Residences on Second Ave" building permits were actually pulled back in September 2019 so hopefully this still means it's a go whenever they are ready to move forward.

I haven't really researched this one too much, so I cannot remember if it has a name or renderings. But the residential project at Central at the old auto repair shop and Macayo's appears to be in full swing. Lots of equipment and grading ongoing.

He's talking about the building Macayo's moved into after selling their previous location to apartment developers.

That building, along with the Toyowest building were demoed to construct more wood frame apartments.

West side of Central on the block South of Alta Central and North of FedEx. They demo'd the whole block and there is another 4 or 5 story residential project going up. I'll try to dig up more info on it later.

Your brain probably went to the auto shop near Desoto, right? Mine did initially as well. That building isn't going anywhere for a long time, it's a long term hold for them.

Verde Park Condominiums has announced they’ve sold out of Phase One units and Phase Two is taking reservations. A month or so ago this number was at 75%.

Yeah, that's what I initially thought. IS that still a functional auto shop?
I almost wish Matt's Big Breakfast would move in there. They'd have plenty more indoor space, a kickass patio, plus those garage doors. That's just a fantasy though.

Did we already cover this one? In the print addition of AZRE, Broadstone is apparently getting ready to move forward with the "largest multifamily project in this area of Phoenix." It said it will be built on a site of an abandoned hotel along Camelback Road just east of 7th Ave. It will have 280 units in a five story building. I'll try and see if I can get a snippet of the rendering. Looks like various materials used in the facade. I can't tell if there will be retail or not, not sure if someone knows of the planning packet that was submitted?
