Star Metals Residences Begins Pre-Leasing, First Move-Ins Scheduled For Summer 2020.


There is an image on apartments.com, of the Star Metals Hotel, that I haven't seen before.

I don't think 'few employees want to be there' is accurate at all- the people fleeing New York, Chicago, and other large cities in the north tend to be middle class and live in the suburbs or outer boroughs. The rural areas, such as upstate New York, are getting hit much harder with population declines, mainly because more people are dying there than being born, and young people don't want to live in those areas. Industry is leaving too because young people make a large percentage of the workforce. Manhattan is seeing some population decline, partially because some immigrant communities are being displaced by higher priced apartments, and some immigrant communities tend to have more occupants per apartments than many in the more affluent professional demographic. Public transport is another conversation, but it is easily the fastest way around town (assuming no Pandemic is happening)

So Drapac now owns both this and the Humane Society property. Wonder if they will somehow connect these two as they are just across the street.

On another note, the Humane Society has started moving land on their new site by the Westside Park. Still no renderings.

Contractors are back on site for cousin’s 8th and west Peachtree project. They have a generator and portojohn on site and I was able to see a logo for one of the contractors

I'll say it again that I'm stunned at how much development work continues in Atlanta with the economy officially in the worst recession since the Great Depression. It feels like there is much more going on right now than in 2008 and 2009's recession. I wonder why that is. Perhaps because there's thoughts that this downturn, while vicious, will end in about 12 months or so with the advent of a vaccine and then things will quickly pick up again?

Atlanta is one of those cities that tend to get hit later and recover later. I am not sure why that is, but that has been the pattern.

It's cheaper that they continue and go forward rather than stall and put something on the back burner. Besides, once you accept that financing, you're pretty much committed.

A planning permit was filed for the large Portman development at 1020 Spring St NW (HM Patterson property).

I think the region was notably slow in recovering from the great recession. I can't remember Atlanta recovering slowly at any other time (?)

New Developments want be slowing down anytime soon. Per the Atlanta Business Chronicle May 8 article, "Atlanta apartment landlords reported slightly less than 85% of renters made a payment in May, as businesses including hard-hit stores and restaurants slowly start to reopen amid the pandemic. The percentage of metro Atlanta renters paying in May rose from last month. In April, just 78% paid their lease on time, according to RealPage.

Nationally, owners of top-of-the-market, class-A apartment projects reported 84.6% of renters paid this month, according to RealPage. High-rise apartment landlords reported 80.8% paid."

Atlanta actually historically has done well in recovering from recessions. The 2008 crisis was unique in that a huge portion of Atlanta's economy was based on real estate and the boom the metro area was experiencing. Atlanta's real estate market is now driven by much more realistic outcomes(you could argue Atlanta's housing market has actually been undersupplied over the last 5 or so years).

Don't be surprised if Atlanta recovers very well from this. Put it this way. When a company like Google still inks a 450k sq foot deal in a middle of a pandemic, things are going pretty well and while Atlanta gets substantial tourism, it's not a tourist driven economy.

2008 Atlanta was impacted by closure and job losses involving Ft. McPherson, Atlanta Army Depot, Dobbins AFB, Ford and GM assembly plants, BellSouth, Scientific Atlanta, bank employees relocation to Charlotte, closure of Lucent Technologies with 3,000 jobs, etc. The real estate situation was just the icing on the cake. You can't compare 2020 with 2007-2010.
