Officedweller , thanks for the update. Interesting to note : Brentwood land value still has not caught up with Metrotown . 41.89 million per acre in Metrotown vs 31.8 million per acre in Brentwood . Brentwood takes time to mature I suppose.

Could be a function of the larger industrial parcels at Brentwood.

There is more brown field and even greenfields around Brentwood. You don't have to do land assembly to build. Most of the towers going up are old warehouses that were rezoned.

Some road work done on Beta Ave 2400 block. It should eventually lead to a new park and Alaska Street extension.

Those came with an older mid rise residential wooden building. Not sure if they will be consistent with keep similar designs within a block.

Thank you for the pictures. I just received an email from Lumina's MLA sales team telling me to start looking at mortgages as the Waterfall building is "a few months away from completion"

2020 May 9

Waterfall (39 stories) looks less ready then Starling (28 stories). They yet to remove Man elevator and do balconies. That just a part thats visible from exterior. My personal estimate is late summer at the earliest.

I think you are right. The developer just sent another update email today. They said: "We are working diligently towards the completion of Lumina Brentwood, and hope to achieve Occupancy Permits from the City of Burnaby towards the end of July/early August. Upon confirmation of Occupancy Permits, we will provide you and your legal representative a 10-day advance Notice of Completion in order to prepare for your Completion Date."

They also said that they will contact home buyers next month to schedule for homeowner orientations. However, they only allow approximately 30 minutes for each homeowner orientation/inspection on Saturdays or Sundays. I'm a first time home buyer; isn't 30 minutes a little too short for a full home inspection/walkthrough? Is there any way for the developer to extend the time slot?

I envy you. At the time I saw them digging, I thought there is no way Lumina would be occupied before TAB. And here it is , you guys are preparing to move in.

Based on the above picture, it doesn't look like it will be ready in a month but the developer said otherwise.

Indeed this further illustrate to me the difference between private developer vs developer who utilize public pension fund. This Lumina literally sprang up and rushed to completion. They have to hoop through multiple criteria in order to get occupation permit too. Some how they managed to do it. May be Thind need money more badly than Shape .

You can't compare...the scale and scope of the projects are completely different.

The principal difference is the excavation.

To dig the hole at TAB took longer than to put up the Lumina towers.
I believe they only had to go down 3 or 4 feet at Lumina due to the fact they're built on swamp land.
