^^Due to the speculation of its potential buyout and redevelopment, prices at Anchor Point haven't been even remotely close to 'affordable' in years.

Thats a nightmare situation lol. 3 seperate stratas, 3-4 agents all fighting for a share of the units, and everyone expects a mil+ for their 400sqft studio.

Plus Owners in that building are crazy with a capital C.

I know people like to talk about people who live in units they own as if they are good, but they want money just as much as any rental owner. Infact, they tend to be greedier.

Police and Swat Team and Fire Department respond to fire at Anchor Point 2. Someone is finally apprehended by the swat team then taken away strap down on a stretcher.

That building is in need of some serious upgrades. But every time they try to pass it one strata bails and refuses. I cant believe we still build projects on a parkade that has more than 1 strata.

I like Ancchor Point. It gives a different type of good quality concrete housing in the midst of cookie-cutter downtown residential buildings. It should be preserved. Just build somewhere else in the West End or across the bridge at Kits!

Its literally falling apart, especially the parkade. 3 Stratas all arguing and trying to shift responsibility.

The government has really screwed long-term maintenance of buildings by requiring things like gardens ontop of parkades/roofs/balconies which are 25 year timebombs.

Waters leaking in multiple places throughout the concrete parkade. Deteriorating in places and one ramp is near collapse.

It's a lower density than the Olympic Village - and way lower than most of Southeast False Creek. And as it's over 40 years old, and has been poorly maintained, (waterproof membranes need replacing every so often), its time is probably up in the next little while. Whether a developer will be there in the immediate future to buy it to redevelop is an entirely different question.

FYI, I love the Vancouver House development just fine. It provides ample retail and services, and commercial/institutional places for people to work, etc, and that's already a far cry from what this part of downtown used to be like. So what's there not to like?

Its unfortunate that so much built here is designed to last 25 years.
I agree that old buildings should be preserved but also the reality is that many of them are teardowns. You can't beat a dead horse.

If we built buildings to last 100+ years and kept building we could reduce demolitions, maintenance, and insurance considerably. If the costs on Owners fall then of course this will be partially passed on to tenants.

That's gross undermaintenance, and the City should be fining the strata managers to make them do a better job. I don't see many other older structures around town falling apart.

Some wooden ones have elsewhere in the Lower Mainland, forcing (due to economics) a sale of the whole strata.

Care to share the statute that allows a municipality to fine strata managers that don't do as good a job as you think they should be doing?

Its very unfortunate that people don't understand that strata managers are glorified secretaries. Without the Owners approval they can do little even when they know its a stupid idea. And yes I've once seen a Strata manager lose it and call the Council stupid. I've also seen one building vote against a levy to fix it and fall apart despite clear proof from the engineers who attended the meeting that the building would fall apart if they didn't vote yes. Strata managers, rental managers, appraisers, etc. get similar training to real estate agents, which means a two month online class with 1 textbook.
Its not like they have $2 mil in their bank account to repair the parkade.
Plus these buildings have hired the cheapest companies possible.
The building manager usually makes more than the property manager.

We often disagree but good on you for pointing that out CC.
Vin don't be like those people that blame realtors because the Owner decided to sell for the highest price.

I looked out my den window this morning to be surprised by this helicopter right next to my building lifting the window. Your pictures are better than mine, good job. There was also a second helicopter a little higher watching over as well.
