There are several of the tallest projects that could have their first public renderings released at the next DC meeting on Monday 02/24. These would be projects with site plans filed that still need their density bonus:

Tower 5C
River St. Hotel & Market (& Residences)
Block 16
14th & Guadalupe
New Block 87
Symphony Square
4th & Brazos

These still need a density bonus, so we could see more and better renderings:

3rd & Brazos
321 W. 6th (BBVA)

Why do we still have to deal with density bonuses in the CBD for goodness sake! It's archaic and needs to go.

Because that is the only way to require affordable housing contributions in Texas. If the FAR limit is eliminated, a significant source of affordable housing dollars, and other community benefits like Great Streets compliance would go away.

Why have a hearing though. Couldn’t these fees be predetermined based on FAR. That should speed up development while providing certainty of costs to developers. I see the point of the fees but see no need for hearings that cost tax payer money.

The actual density bonus is administrative and the calculation is predetermined as you suggest. The Design Commission review is advisory only, and is intended to make sure applicants follow the Design Commission's Urban Design Guidelines. The Design Commission and staff don't always agree on that compliance, which has caused some friction. Without the density bonus review, there would be little need for a Design Commission, and we would lose a source of preliminary design renderings to post.

I saw this one on George’s insta, too but kinda thought it looked like Brazos and 4th. It’s a little too far east to be 5C, IMHO.

Looks like 5c to me. Matches the angle of the east elevation from the previous diagrams. Looks very unique and hope they keep that it that dark.

I checked the angle with my Google Earth model, and it does seem to be Tower 5C.

Huh. I guess I stand corrected. One of things that threw me was that smaller attached tower, which seemed to indicate a larger footprint than 5C — more like the full 1/2 block of 4th and Brazos.

EDIT: OR maybe it’s the B of A building, and 5C is in the background — which makes it look like a single building in B&W.

What ever it is, it's west of Congress Avenue. That's for certain. Just look at where Bank of America Tower is... BOA is on the SE corner of Sixth & Congress.

It's 5C for sure. Even if the roof top is not a giveaway, it would have low rise buildings in front of it like the photo, and it's covering up the first Indeed tower which is directly behind it.

Tower 5C is the one with the line coming up. I was trying to label it, but it faded out as I zoomed out. The building behind it is The Republic.

Yup, it's clear now. I was looking at George's pic on my phone and at first it looked like 5C and the Bank of American tower were a single building, which is what threw me off.

The article says that despite the Pandemic, Ryan plans to start construction on both this and the BBVA tower in January 2021.

BBVA is my favorite of the Ryan towers. This looks like a Chinese supertall but squished down and stuffed with parking levels. This could be the new Frost, aka "tall design on short building."

Crazy that Austin has so much in the pipeline that I consider 658' short without thinking now!

You can see 405 Colorado massed behind 5C.
