On here U/C means there's been a cement pour. Excavating and digging out the underground parking would be part of pre-construction.

Last I saw it looked like they were nearing the bottom of the U/G Parking...looked about 4 levels deep?

Not sure how many levels total for this project.

From the sizes of these towers I would estimate between 7-9 levels.

But that depends.

Places like Surrey can actually allow you to have to provide less than the minimum required parking, if you do something like provide access to car share programs, services and parking as well as the shared vehicles themselves.
That could easily save a developer as many as 2 to 3 levels of parking excavation and concrete construction in some cases. Not the mention the time of the project that that takes.

A lot of municipalities are moving in this direction and it seems like the Developers are game (obviously. It saves them $$$$).

And I imagine it's also a boon to marketing the project as well if you provide carshare programs and access to them and the potential to save one the hassle of owning a car.

Minimum requirement for this whole project is 724 stalls, and they are building 738 between the phases. The parkade will be 6 levels.

I've been living in the area now for over a year and a half. The area was better then. Now it is worse than a dump. It is more like a north American slum on par with what you find in most developing nations...

I'm sort of living in the area too, it's pretty bad. Middle of the afternoon walking to Shoppers Drug Mart and there is someone shooting up next to a business closed for covid. So we just prefer to drive elsewhere, even though its pretty walkable we just prefer to avoid that whole area.

I live in the bubble of Coquitlam lol. My BFs condo building was regularly broken into, they installed cameras which have helped, but we get a nice view of a park where they like to hang out. I'm not used to people sleeping in doorways, shooting up in the open, pushing shopping carts etc.

A crap load of condos coming along 104th soon, east of KGH, will see more people living and investing in the area, should do some turnaround for the area.

Yeah...the area north of 104th hasn't changed much in the last decade. I suspect we'll finally see rapid changes in the next few years though.

Most of the buildings in the pic will probably be replaced by towers in 10 years. The only noteworthy building that isn't going anywhere is the church, which is part of Whalley's history.

North side of 104 is starting to get some new stuff. Bosa's building is on it's way, they're building their new temp sales center in the vicinity, several projects around gateway / king george and 108 starting, red brick homes is getting going shortly on low rises on whalley between 105a and 108. Slowly picking up steam.

Good to hear. Hopefully work ramps up soon then. The excavation has taken fairly long.
