Pretty much the only area in town without the typical Vancouver Nimbys protesting a massive hi-rise development site. But even then, the buildings were set to a height not to exceed the height of the escarpment top. Perhaps planners were trying to prevent shadowing of the Fraser River for the salmons and the sturgeons.

I have taken transit to walk around and explore this site, and it isn't bad. I think the #100 will increase frequency even more, maybe even a double bus. It is very handy, it gets to either the Canada Line or 22nd St. in no time. And there are stops all along Marine, very close to all developments in this area.

A couple other things to keep in mind. This was one of the only pieces of vacant land in the City, I am glad they are pushing density here and keeping it residential and retail. The new Moda building has a share work space in it, kind of like a WeWork or Spaces. So they are targetting younger techy, maybe own your own business type of people. And I don't think offices are needed in this area nearly as much as additional housing. As people mentioned, Big Ben is close, and all nodes along Marine are easily accessible.

Also don't forget the part of Fraserlands west of Kerr was fully residential and this just a continuation of the same kind of thing, just more dense and not so early 90s architecture :p

Love the idea of a self-contained neighbourhood. When enough residents live there, a neighbourhood mall is in order. Should introduce more ground-level retail around the town centre as well. As for public transit servicing the area: would love to see the new Translink double decker buses plying the route between Metrotown and Marine Gateway.

The mixed use I see on their maps is ground floor retail with residential above. There isn't a single mention of 'office'.

This 2017 document suggests the ODP supports 24,900 sq. m for "office and flex uses."

It also suggests that Parcels 14 and 19 (either side of TC1 and Quartet/TC4) were being amended to convert 14,422 sq. m of office use to residential use for rental housing. It's not clear whether that was intended to be distributed elsewhere.

The document also says the Area 3 (the final phase to the east) will support "light-industrial live-work." I seem to recall seeing a document in the last year or two that showed two or three massing options for this phase, with significant office space included in the area. It may have been a document distributed in the neighbourhood, as I can't seem to find anything like that online unfortunately. But I wouldn't be surprised to see office space included in Area 3.

According to the January 2020 Community Newsletter, Browns Socialhouse will be occupying the empty CRU on the plaza next to Save-On Foods in One Town Centre.

This unit has an interesting history, as signs have indicated it has been leased for over a year now, though no work had ever been done on the inside. This blog, published exactly one year ago, stated "Belgard Kitchen’s exciting new concept by Wayne Holm" would be "opening Spring 2019." I'm not sure what happened to those plans or what led to Browns taking over the lease. But it is at the least a little disappointing to be getting a chain instead of a more unique concept.

Elsewhere, this document provides a little more information about the state of leases in Town Centre, including the yet-to-be-completed Four Town Centre. Panago and District Noodle House will be opening in Three Town Centre (work is going on in Panago). Shoppers Drug Mart, Orange Theory Fitness, and Spice Beauty Bar will be opening in Four Town Centre. There a quite a few spaces still available as well.

That "inlet" is the old Kinross Creek that runs north to Crowley Park, the old city dump.

I think it was environmentally unsound to re-wild the creek uphill due to the extent of the pollution in the ground getting into the creek water.

I like the inlet/creek/water integration. I don't think it's tacky, it works for that area. I love how much development there is in that area now

Creeks also serve as a way for rainwater to be reintroduced into the environment without going through our sewer system. In fact many reasons why we have so many back ups from our sewer system during exceptionally rainy days is due to rainwater (that doesn't need to be treated) causing the back up. So I am happy to see a creek make its way into the design for this reason.
