Here is an long overdue update on this project. It is incredible how dense this block will be with the two towers going up right next to the other two midrises.

And I hope it's just the start.

There's quite a few lots up on that side of Kingsway in dire need of redevelopment with one or two storey old retail buildings, and I find it hard to imagine any developers looking at them and not seeing dollar signs with wings flying away.

Most of the development in the metrotown core has so far been concentrated south of Kingsway and specifically south of the mall in the Beresford area and in Station Square.
It's also long overdue for the Concord Sears project next door to kick off.

(but I guess that depends on how far along they are from resolving their legal issues with Ivanhoe Cambridge)

Yeah, I agree and think it is great to see some real density also in suburbs, but it does feel a bit extreme here, considering how much redevelopment potential there is in all directions.

The rental tower is really in-your-face for the small tower to the east and casts a shadow over the entire building. Once the main tower goes up, it will only be more dramatic and the rental tower will be impacted too.

It is interesting how they got two towers approved on this site.

I have to imagine its because the city would be hard pressed to not turn down a proposal that included a major rental component like this which more than replaces the rental units that were on the lot before.

Also, I think it's likely as well that the developer probably got some concessions from the city as well seeing as they're essentially rebuilding the church anew, which is always a plus.
Concessions in the form of more FSR and density (taller market tower and a rental tower to boot) as well as allowing them to build two towers closer together than the city would normally usually allow.

Although I have to confess, I don't think Burnaby has very stringent policies on tower proximity.
A bit farther to the south you have Vittorio and Midori way too close to each other (in my opinion) when either of the two towers could have been offset by one tower width distance within their lot to create a more typical tower separation between them instead of what they have now - which is that some residents will essentially be looking outside their units and seeing directly into someone else's unit.
You expect that sort of density in a place like Downtown Vancouver, but not in a suburb like Metrotown.

Downtown and even midtown Toronto have even closer tower spacing than downtown Vancouver - more like commercial tower spacing..

I sure do hope that Vancouver (and by extension Burnaby) never becomes like that.

Or worse, .... a place like Hong Kong where Tower spacing is non-existent and basically more of a suggestion rather than an actual requirement.

One of the advantages of building in the suburbs is supposed to be that you're supposed to have more space available to place your towers far apart from each other.
It makes for better a residential unit living experience with better views and more privacy (relatively speaking).
Some people don't believe in the novel concepts of curtains or blinds and there's only so much I would like to be seeing in someone else's unit.
