Not sure of the state of demo, also why that one standout on the corner wasn't included in the site...

Wow this is quite nice! I like that it is glassy but not so glassy. It should fit in nicely next to the Citi and Skyline Tower and help connect those two towers on the other side of Court Square where 5 Pointz used to be.

Tavros successfully rezoned the lots it did acquire to allow for the construction of a significantly shorter—but broader– building than what was permitted by zoning. The address for the development is listed as 45-03 23rd St.

The owners were able to build a 70-story structure as of right but sought a shorter building that would allow for more leasable square footage.

It may actually make for a pretty interesting look. We may say we were glad it happened that way when the project is finished. Reminds me of that tiny one story diner they're building around in Chicago with the OneChicago development.

Demolition Prep Underway For 544-Foot-Tall Skyscraper At 45-03 23rd Street In Hunters Point, Queens

Recent photographs show sidewalk scaffolding and green construction boards assembled around the low-rise buildings that currently occupy the site, which is located at the intersection of 23rd Street and 45th Avenue. Only the property directly on the corner of 45th Avenue and 23rd Street has yet to be boarded up and have its stoop closed off. Demolition should commence soon and will likely be completed quickly.

The main rendering above depicts a relatively tall superstructure with a flat roof parapet and an envelope consisting of a rectangular gridwork of lines. White terracotta panels and bronze details will surround the floor-to-ceiling glass surface. Though far from achieving supertall status, the skyscraper’s prominent height will place it squarely among the crop of new towers in the neighborhood.

The property will span 350,844 square feet, with 194,423 square feet designated for residential use, 100,000 square feet for commercial tenants, and 3,388 square feet for community facilities. There will be 285 condominium units, two penthouse floors, Class A office space, retail space, a cellar, a mezzanine, and a 25-foot-long rear yard. Amenities include a 24/7 doorman, a fitness center, resident lounges, and bicycle storage. The closest subways are the E, M, G, and 7 trains at the Court Square station.

An estimated completion date for 45-03 23rd Street has not been announced.

Demolition Complete For 50-Story Skyscraper At 45-03 23rd Street In Hunters Point, Queens

It shouldn’t be long before piling machines and excavators arrive to begin digging and strengthening the land for the skyscraper.

The following photos show the low-rise structures that lined the block before demolition.

The main rendering depicts a relatively tall superstructure with a light-colored envelope and a rectangular grid of white terracotta panels and subtle bronze details between the vertical strips of floor-to-ceiling glass. 45-03 23rd Street’s 544-foot-tall height will make a noticeable presence among other taller skyscrapers nearby such as the 778-foot-tall Skyline Tower to the north and the 673-foot-tall One Court Square to the east.

Overall, the complex is planned to span 350,844 square feet, with 194,423 square feet designated for residential use, 100,000 square feet for commercial tenants, and 3,388 square feet for community facilities. Yeah, if they stick with terra cotta and bronze, and not value engineer it with pre-cast concrete, this will be a really attractive building.

Toyoko Inn looking to sell vacant lot near Court Square

The Real Deal reports Toyoko Inn will seek $60 million for the lot, which has sat vacant for about a decade. With all the development around Court Square, I hope something tall and maybe even distinctive gets built here. It's a prime location.

This would likely be reborn as residential, given the citywide ban and requirement for a special permit to build a hotel.

LIC will always benefit from residential, continuing this decade. It's the big catalyst, affordability, that keeps places like Jersey City going as well. So long as LIC continues to be an affordable node, the towers will rise. Manhattans expensive nature is a benefit for these other nodes.

What's going on in LIC though is the units game. A ton of them. The towers may not have the height relative to say DoBro or Manhattan but they make up for them in units. Another area that's seeing this includes the Bronx. Not very prominent but chock full of units.

Sunnyside Yards when that starts on a side note can offer continued growth opportunities for Queens. I think what we are bound to see is even more development not near the water but an extension of LIC both to the East and Northeast. The node will grow with the key benefits being the nearby stations.

Queens is the future!

Hopefully LIC gets another 700+ ft. tower here. The skyline is impressive but needs more height.
