Yes, the floor area for office has actually gone up... There are lots of minor tweaks to the plans. From June 2018 plans to August 2019 total site GFA has gone up from 128,894 sq m to 130,109 sq m.

Office GFA has gone up from 34,021m2 to 39,379 m2
Residential GFA down, from 85,358m2 to 82,479 m2
Retail GFA down, from 10,515 m2 to 8,161m2

Parking spaces down from 1059 to 846, bike parking up from 800 to 1008.

LRT the ‘driving factor’ in Trinity’s planned residential builds in downtown Ottawa
BY: David Sali

*snip*

“The LRT is definitely a driving factor,” Laing says. “For us, our focus has been really on mixed-use buildings and creating those environments where people can have those live-work-play type opportunities. That’s what we’re really focused on.”

Next up on Trinity’s to-build list is a three-tower mixed-use development at 900 Albert St., just steps from the Bayview LRT station where the Trillium and Confederation lines meet.

Trinity is joining forces with InterReit REIT and PBC Real Estate Advisors on the massive project, which will include three highrises of 65, 56 and 27 storeys with a total of about 1,300 rental apartments. Laing said “ballpark figures” call for roughly 85,000 square feet of retail and half a million square feet of office space at the site.

The developers have yet to set a timeline for construction, but the retail and office components are “doing very well from a leasing perspective,” Laing says, adding “several large-scale tenants” are already on board.

“Really now, it’s about getting that mix in place where you have your large-scale anchor tenants … and then you complete that picture by working with some of the smaller retailers as well to create that full dynamic that we want,” he says. “That entire project will have a real interesting life cycle because of all the different people that will be coming in and out.”

So this development is "next" for Trinity. No timeline on that, but getting going next summer would be

New OBJ article says Trinity hopes to break ground on this project in the spring, per discussions with CEO, Fred Waks.

Can’t come soon enough, it’s gonna be a treat to watch these towers go up from the vantage point of the O-Train - either line.

Somebody at Trinity's legal or strategic communications department probably should have a little conversation with their CEO. This quote in that article above could get them in a touch of hot water with their lawsuit and countersuit against Melnyk and the Senators.

Quote:
“If I was to bring out Loretta and Gladstone at the exact same time as 900 (Albert), that would be a foolish endeavour,” Waks says. “You have to manage absorption.”
The issue of 900 Albert's impact on absorption is at the crux of the Melnyk lawsuit against Trinity. Previously Trinity had argued that 900 wouldn't impact absorption/profitability of Lebreton but this quote sounds like they're agreeing with Melnyk, or at least giving him some ammunition he can use against them.

That makes Gladstone seem far off, unfortunately.

Nice catch. You are absolutely right, this is definitely going to provide fodder for the lawsuit.

Does this mean they got rid of the pedestrian bridge between building 1 and 3?

Update: Never mind. Checked the other documents. The bridge is still there.

Is there really a pent up demand for 145 levels of residential development in one location in the City? Not really sure where all of these people are coming from as high tech tends to be in the west end and government jobs don't really pull in people from outside of Ottawa to just work at a desk job in Ottawa.

I would say yes. These will be rentals and rentals are hot hot hot right now. This is the best location in the city, being at the juncture of two mass transit lines. I believe it will be very very successful.

61 + 51 floors of residential and 23 floors of office, according to the site plan above. But your question is still relevant.

I just noticed that in the lower-left corner of the site, there is depicted an "Existing F.O. Shelter". A fall-out shelter?

And here it is on Streetview, with its own generator.

Thanks for the link and images, Harley613 and rocketphish. Seems like pretty minor changes overall, however I obviously haven't gone through all of the documents to inspect every little detail. In response to Proof Sheet's question - here is an insightful article on the rental market in Ottawa: https://obj.ca/article/room-lot-more-buildings-booming-ottawa-rental-market

Cheers.

Very interesting - went back to historical satellite imagery and it was built between 1991-1999 so it’s not super old. Who knows what it leads to underneath! Diefenbunker closed in 1994 for reference.
