^ Looks like the screen extends above the upper deck of LSD, but not to an outrageous height... i would guess about 4-5' above the upper roadway deck. And if the screen only goes between Ogden Slip and the river, I doubt it will block very many views. You'll still be able to look down the river canyon.

It's more about visual screening of the cars from down below than it is about noise reduction. A perforated metal screen doesn't do much to block noise compared to concrete or wood.

Hopefully the screen will be installed on the DuSable Park side as well, so the park isn't overshadowed by a huge and very ugly highway structure. The new path flyover is at least elegantly designed...

Large versions of the renderings are available on SOM's site now.

https://www.som.com/projects/400_lake_shore_drive#

Third image shows the 'vertical only' use of terra cotta which I think still looks awesome. The amount of terra cotta in the previous design I don't think was realistically viable anyway.

Taller would have been nice here, but these are still great looking buildings that fill a huge gap. I'd say move on to the Thompson Center site as the next potential supertall location and hope for the best there.

More power to 'em.

i'm also glad to hear they're keeping at least some of the terra cotta detailing and the "chicago windows".

and they're planning a construction start by the end of this year!

The new renderings confirm it's a pretty awesome project, I'll just forget about the fact that a 2K footer was almost built here and we're good.

Would not mind living in one of these buildings, that's for damn sure

The fact that they are keeping the terracotta is the biggest win for me....

If they are using waterfall as inspiration for the architecture, they should just call it the Waterfall Towers instead of 400 N. LSD

If this was a supertall it would a bold statement of Chicago's architectural history and a damn good place on the skyline.

But with these new renders, I feel better about these getting built.

The taller tower is already planned for an end of the year start and to be completed by 2024.

I can't wait to see this site active again after so long!

Much better at a lower height. I'd rather these be appreciated closer in than within the skyline at large. I prefer Vista to be the tallest within that area. I appreciate how the two towers relate to themselves, not their absolute heights.

They know it's an iconic site and believe the architecture will live up to the location. They believed that their previous proposal wouldn't have gotten built. Anything taller wouldn't have gotten built. They're ready to build something already rather than making yet another proposal that would fail and them loosing the location.

Clearly Related doesn't have the vision or testicular fortitude to develop this site appropriately. Nobody forced Relate to acquire the site and they have known the expectations for this high profile site from the beginning. I would rather it sit vacant for another decade than have something substandard built here. This really seems like a case of both the alderman and the developer failing for mostly unrelated reasons although the alderman's failures impacted the developer more even if that may have been unintentional.

I agree that the design looks good but this site needs substantially more height.

^^^ Only one tower going up at a time so maybe the second tower will be revised like Nema!

Although I am not a big fan of the height cut, I still really love this proposal. The renderings are stunning, can't wait!

With the angles, both towers would look weird standing alone. I certainly hope both towers are built.

I don't mind the tower side, but am a kind of skeptical of a similar treatment on the park side. Pedestrians on the lakefront path are still dumped onto the sidewalk on LSD there. It is a not great stretch to walk as it is and turning it into a defacto tunnel sounds downright unpleasant. Maybe there is a way to use the screening to smooth out some of the rough edges of the road without full coverage like the tower side?

The sidewalk on LSD will be bypassed, for both bike and pedestrian traffic, once the Flyover opens.

There is a gap of several feet between the edge of the old LSD structure and the new Flyover where they could insert the screening.

Ah, I had thought the new paths were prioritized for bicycles
