I think with how fast the whole Island is growing, you definitely have a case for pinned threads for both Charlottetown the rest of PEI. I also think you may be ready to make some project-specific threads for some of Charlottetown's bigger developments.

The more the merrier, IMO!

Charlottetown Airport plans terminal expansion as number of new flights soar




Charlottetown Airport has started design work on an expansion to its terminal building, with plans to expand the check-in, security screening and departure lounge.

Officials say the expansion was planned before a series of announcements this year from Swoop, WestJet and Flair Airlines which will significantly increase the number of flights in and out of P.E.I.'s only commercial airport.

"We know we have some capacity constraints in the terminal today," said Charlottetown Airport Authority CEO Doug Newson. "We know we have to act fairly fast but at this point in time we don't know exactly when that will be."

Newson said they will work first on a conceptual design, then a more detailed design.

They don't know yet how big the expansion will be or what it will cost.

"There is still a lot of work to be done before we can say yes, there will be shovels in the ground this winter or for next summer," he said. "In an ideal world, we'll have that done by next summer but I would not want to commit to that today."

It’ll be interesting to see what they come up with for a design. I don’t really see them having much space to build out, so I’d think they would be considering building up. Most airports have departures on a second floor. This would also allow for jetways, which is something people have been asking for.

Revised plans for Malpeque Road condo/apartments. I believe (?) this was originally going to be 6 storeys and 60 units, the plan now is for 5 storeys and 97 units. Developer is asking for a decrease in lot space from 146000 sq. ft. to 91000 sq. ft.

It is very odd that in the variance request, the adjacent apartment owner is petitioning the request for increased density, when McInnis has plans to build a sister apartment building on his lot? I wonder if his existing residents are aware? The map even shows a second apartment building beside his existing Chesapeake building. I believe his current building is 70 units, so that would be 140 units on a what appears to be a much smaller lot than Cordova’s. Cordova’s building looks very upscale than the neighbouring vinyl building and the existing dental building would have a low amount of traffic. Bizzare that they neighbour would protest.

I believe the issue at hand is the developer does not want to provide the appropriate number of underground parking spaces and as such, wants to build a larger parking lot while also decreasing the lot space.

I'm sure something can be worked out.

There appears to be a lot of surface parking on McInnis adjacent property already before they build the second building. Surely, city planning is not going to permit a second large apartment building on such a small lot, hopefully McInnis tenants are aware this second building is in their future since they are complaining about the Cordova building that looks to be substantially further away and will afford them some green space vs. a parking lot between the future twin McInnis buildings.

As per a Guardian article;

"Bill McInnis assures the public he isn’t building an arc. His construction crew is literally building the roof all by itself on the site of what will eventually be a four-storey, 60-unit high-end seniors apartment complex.

The building will also feature underground parking for 55 units."

So he almost provided a 1:1 ratio on parking to units.

Why do we need public input on this? After reading all the stupid reasons for non-development in this city, you would think the city by now would ignore about 98% of it. I fear putting this to public consultation will kill the height idea because someone would say it will block the light of those across the street. lol

It better not have any opposition. Build it now!!

Imagine, complaining that you won't be able to see the view out the window when you're doing dishes!

I can’t even comprehend why apartment dwellers feel they have any right to oppose another apartment development. They have zero dollars invested in the area. This NIMBY (in this case, their backyard is a parking lot, a shopping area, and a truck maintenance shop) crap is out of control!

If anything, they should support this development. More people living in this area will mean they’ll have more of a community. They may even get a restaurant or coffee shop open nearby they could walk to.

You hit the nail on the head! "why apartment dwellers feel they have any right to oppose another apartment development." There is a problem I'm seeing, even people who don't have any investment in the area can complain and halt development. Now, the recent apartment proposal in Sherwood is opposed by a wide range of complaints. It's time to put a stop to these repetitive complaints and move forward to the more important agenda, and that is getting homes for the citizens of Charlottetown.

There are people who just have to complain no matter what. You could let a kid set up a lemonade stand and they'd still complain. That's just the way it is. There is a real market for new apartments. And let's not forget that there is a spin off economic effect to all this construction activity.

I spent 25 or more years in the real estate industry so I am always interested in new proposals. For the past five years I have followed this forum but never felt compelled to comment until now. The proposed apartment building on the corner of Minna Jane is in my backyard. Apparently, because I am a tenant not landed gentry, my opinion has no validity. Full disclosure, I was not born here so my thoughts are even less valuable. Kindly humour me on a few points. The tenants of 215 Minna Jane are fully aware that a second building is proposed for our site. The existing building has sixty units not 70. I just returned from a meeting held here with our local member of council. None of the tenants attending the meeting were naive enough to believe the adjacent site would never be developed. The scale of the project was the concern since a major variance would be required. The developer has now dialed back the number of units and it will probably be approved. Most of the questions at the meeting related to legitimate neighbourhood concerns. In spite of all the grand plans for this area, there is only one main access and egress road so traffic will only get worse as will the condition of the roads in here. If the proposed building is more family oriented than ours, there is not much green space on the site and nothing resembling parkland anywhere close. Will I miss my view? Yes, but frankly it wasn't that great to begin with.

Here is a project that had no complaints. Why? This is the Charlotte Court Seniors complex on North River Rd. I never heard a soul complain about it, like it's too big, the sewers would backup, the water supply will run out, traffic, it blocks my view, etc. Not a word was said. Seems to me that people in the area are more adapt to change. Life goes on!!

I love the island and Definitely love all the development going on in Charlottetown , hope they develop the city core more tho, it does seem tho that a lot of the islanders are not too open to changes, well that’s my opinion. Would love to see more taller buildings tho, more to the max height .

Question : is there any word on updates to the mall ?

You don’t have a backyard. Your building fronts a highway (PEI version), and sits next to commercial land...your backyard will be a Costco parking lot someday, or some other large retail. Your building developer knew where he was constructing, and now he has his tenants all fired up over a building that could complete with his phase two.

Traffic right now exiting this area onto Malpeque Road is minimal. It’s minimal with your building, a trucking company, and a shopping area. This shopping area has a liquor store...nothing creates a traffic problem on PEI quite like a liquor store. But traffic is a valid concern as the area develops even more. Transit helps ease traffic. Rather than seeing a bus a few times a day, with more people living in this area, you’ll likely see a bus every 15 minutes (extending University Ave route). The same with parkland, with more people living in the area, you’ll see the city create a park.

You guys should be excited to see more people moving to this area. You all will be the first people living in this new neighbourhood. Make your mark, petition for a park.
