What upsets me is that this could have been affordable artist studios or even rentals if the community wasn't so anti-height.

The initial proposals to the community and City were so inspiring.

Nice I hadn't realized work was already underway. It will be a shame if they lose the old seats though. The Hollywood was like a time capsule taking you back to 1935.

Though they can be a little quirky, Darren and I really appreciate the members of the SkyScraperPage Forum. These individuals have taught us a lot, and we continue to benefit from their insight, humour, and the occasional rumour they share about an upcoming open house. Regrettably, without a notice card, we could not write a post announcing this pre-application event, and we had to guess what time the meeting for this 12 floor office building would occur.

Based on past experiences, we assumed it would start at 5pm, but we were about 30 minutes late. It seems most people must have come earlier than us, as we did not notice the roughly 25 people who apparently stopped by this former fitness studio. Then again, I did not expect a large attendance, as the existing C3-A zoning already allows for this tall of a structure, which means this rezoning application is only needed to enable the proposed density.

Am very happy to see 7.45 on East Broadway and hope we get above 10 closer to skytrain stations, especially for busier West Broadway. I agree that thats a lot of parking.

Btw I do read the city duo blog and appreciate your articles.

If you look at Vancouver's mode share and consider typical office densities, it's about right.

Let's get people out of their cars by providing and encouraging better alternatives. Limiting parking to levels below demand will lead to a lot of anger that spills over into the surrounding neighborhood and leads to a grumpier, more aggressive social environment for all of us.

Hmm. Interesting development for this section if Broadway. Falls in line with that other proposal a bit to the west though. The city is a growin’.

Loading seems excessive for such a small building. Doing a 20-storey with 3, currently. Don't feel like doing the math. They're definitely taking the bite on cost for this with 7 levels and underground retail, but then again prelim drawings aren't "real".

I don't think this has its own thread, but 5050 Joyce Street is starting to differentiate from its midrise surroundings.

I kind of forget that the Joyce area exists and also is part of Vancouver. Its neat to see it in perspective to downtown. I mind always skips over to Metrotown as the next town center.

It seems like whenever St. James Community Square hosts an open house, it is either packed with people, filled with angry voices, or often both. Still, Darren and I tried to keep an open mind, but before we left this event history had repeated itself, as over 220 individuals had stopped in. I recognized many from local media coverage, as well as a previous meeting when a six floor building was proposed here under a different program several years ago.

That concept allowed for an additional six floor expansion, as the old design team recognized that Broadway and Alma was already an important transit connection, and would only grow in the future. Yet, following the approval of the Moderate Income Rental Housing Pilot Program, that vision was abandoned for this project. It seeks to provide 14 floors of rental housing with 20% dedicated to households earning between $30,000- 80,000 a year, but that aspect became a lightning rod for criticism.

This opposition did not just come from one or two isolated voices, as many expressed that city staff should be embarrassed to consider this type of housing here. My heart broke to hear other young adults, who only wanted a chance to rent a home, told they were lazy, spent too much on food, and should move out of Vancouver until they made over $300,000 a year. Others blunted stated that renters do not belong in this part of Vancouver.

Sorry, but that's just ugly. You might be able to pull that off as a commercial building downtown but not at the proposed location.

The colour and exterior patterns deviate from what we usually see, so I like it. Actually a nice looking building.
