Great news! Its a modest project but one I was most hoping for -- and badly needed as that school has been sitting around derelict for years now. I think its going to fit it perfectly in that neighborhood.

Glad something is (hopefully) finally happening again. This and the Kairoi project will be transformative for that section of colfax and maybe kickstart some more renewal on other parts of the street. Seems like it could turn out nice and unique if they use quality materials.... though I do think the last iteration was a bit nicer/more ambitious.

A new concept plan submittal:

1300 Cherokee, northeast corner of 13th and Cherokee.

That's exciting about Golden Triangle! This neighborhood is blowing up. I'm also hopeful that the architect of the glasshouse can produce a building more appealing than Civic Lofts

Rock Drill needs a giant anchor office tenant to move forward, which to my knowledge they've been unable to procure as of yet - some of this nearby activity may change that once these projects get built in a couple years. Given it's a long time property owner (who is entirely undercapitalized for the scale of the proposed development) and a general contractor acting as developer, I don't think Rock Drill is happening anytime soon with the current team. Really hope it does though, cool potential.

Seems like some of the projects that wanted an anchor tenant, such as One Platte and T3, decided to go spec. I hope that Santa Fe Yards does the same but it is likely far too many square feet to secure financing without an anchor tenant. That's my uninformed assumption as someone who is not professionally involved in real estate or finance.

Lol I love how they decided that this property is in Uptown instead of Five Points, then labeled Uptown using the official city neighborhood name of North Capitol Hill.

Does anyone know what is up with the planned hotel at 3560 Brighton? I saw on BusinessDen that they had a groundbreaking ceremony but nothing has happened on the lot since August.

Both of those project also have major partners with enough equity to go spec, but are still marketing to multiple tenants. Santa Fe Yards is totally different as they positioned it exclusively as a build-to-suit for a single tenant. They probably are willing to go with multiple tenants at a point, but probably want to secure an organization that will at least grab a couple of the buildings.

That's great news. I'd also like to see parking shut down around the Capitol and have that asphalt converted to a plaza.

The construction permit was issued in October- so who knows what the holdup is. Could be a scheduling issue with the contractor.
