I agree! Best Transit Oriented Development trend in Canada to date... They have so much potential and yes even if they end up sterile and bland (as they always will be with value engineering and monolithic development ownership projects) they're still significantly better than what exists now.

I'm also happy to know that places like Edmonton are now starting to remove mandatory car parking which is helping to make projects like these economical since up to 1/3 of urban housing costs can be attributed to parking requirements according to one Edmonton development expert... Just removing that makes housing MUCH more affordable especially when it's built next to mass transit!

Bland towers on mall property in a semi urban environment is miles better than any typical single use suburban retail development with acres of surface parking.

It's better than the burned rice at the bottom of a pot too. This soulless neighbourhood will be home to thousands, I think we can do better for them. Owners of these malls aren't suddenly becoming "urban minded" either. They recognize the changing retail environment and that their single use, under developed properties are increasingly becoming money losers. I think it's incredibly shortsighted to support this just on grounds that it's better than the existing land usage. If you're also into tall towers for the sake of tall towers than I can understand it a little more.

The problems with THE TMR megamall development is that it is NOT revamping an old suburban mall. It's replacing obsolete brownfield land to build a BRAND NEW suburban mall.

Also, the density looks nice and all, but this section of the Town of Mount-Royal has extremely poor access to transit. Meaning that in a few years we will be adding THOUSANDS of cars onto intersecting arteries that are already over capacity.

I'm every possible way, this is urban development malpractice.

A battle is brewing between two major developers and the city’s airport authority — and it’s putting hundreds of millions of dollars at stake.

On one side is Shindico Development and Cadillac Fairview, the owner of Polo Park Shopping Centre. The two developers have teamed up and are hoping to build a sprawling commercial and residential series of highrise and low-rise buildings near the mall.

But the Winnipeg Airport Authority says allowing more residential construction in the area would impact its ability to do business and increase potential noise complaints when it expands. The WAA wants to add a third runway to expand the lucrative freight sector.

For two years, the developers have been trying to get their proposal in front of a city committee and show city councillors what they believe the future of the area could hold — a mixed-use space for Winnipeggers to live, work and play in.

“We have the opportunity to do something really bold and we hope that we have the opportunity to do that without government funding, without any government help … but just to develop,” Shindico president and CEO Sandy Shindleman told Global News.

The plan could see apartment buildings around the perimeter of the mall, parking structures, office spaces and possibly assisted living units for seniors, Shindleman said.

The developers are looking to not just revamp the area, but to re-imagine the possibilities of the 80-acre parcel of land around Polo Park, from the north side of Portage Avenue, along St. Matthews Avenue and St. James Street and the west side of Empress Street.

“What you see at these sites is almost every spare square foot is able to be used for something if you allow that density,” Shindico’s Lawyer Justin Zarnowski said.

But it hinges on changes that would be required to happen before the proposal can move forward.

Residential construction is currently prohibited around the Polo Park mall site by a set of rules under the Airport Vicinity Protection Area Secondary Plan (AVPA). The purpose of the AVPA is to “protect the 24-hour air operations of the airport by limiting residential noise complaints.”

The report, heading first to the Assiniboia Community Committee March 3, recommends rejecting the proposal for this reason.

“Some components of the proposal are consistent with several Key Directions and Enabling Strategies of OurWinnipeg/Complete Communities…However, given the information available at this time, the Public Service views the potential risk of threatening the 24-hour air operations of the Winnipeg Airport and planned expansion of the airport as outweighing the potential benefits described above.”

Shindleman called this logic “nonsense.”.....

Niagara Falls - Hyatt Regency (67m, 16s) and Hyatt Centric (53m, 14s)

This development has been approved. The buildings are conjoined in an L-shape on what is currently the Best Western parking lot. The main building of the Best Western will remain. Work is apparently already underway. There is also a third parcel as part of this development, located much further away that is being used as additional parking for the hotel.

The new Hilton Theatre is said to be what made this development viable, and is bringing back confidence for investment in the area. I wouldn't be surprised to see more infill like this show up in the Falls in the future.

It's a massive wall of hotel chain architecture. There's much to hate about it. It's probably too much to expect developers to build something that isn't from the Hyatt catalog and, at least, beige stucco chateau inspired nonsense has gone the way of the Dodo.
