You must be Denver Dystopian. Lol

I mean she's not entirely wrong, but her race baiting doesn't win her any friends. In fact, she seems to be actively trying to be a one term council person. You know which white people she does like? Congress Park 1 percenters that are scared of brown and poor people. It's bizarre.

When stocks are shaky, one effect can be that investors put more money in real estate. It's a "safe haven" for institutional money. I mean those who expect a long drop.

If you don't expect a long drop, now's the time to buy stocks of course.

It's a good thing we stopped importing chinese drywall about a decade ago because it was all — (at least the smart ones stopped). Can you imagine coronavirus hitching a ride on all that apartment drywall, infecting America's center cities?! The virus could affect Denver development if it persists because coastal markets generally pay more for the same stuff and will have priority for the now limited goods over cheapo (in comparison) Denver. I joke, but a huge portion of the finishes in many developments do come from china - could be an issue if this persists another 3-6 months...which is why many companies are diversifying manufacturing out of china (not leaving china, just adding facilities elsewhere). If you want to consume (whatever products) someone will find a way to produce it somewhere....but momentary time periods can get excruciatingly difficult and/or tip off other events which have deep impacts.

I think a signifcant global supply disruption is now unavoidable. This is a very rapidly developing situation. People in Wuhan have been locked in their homes for a month now. If a similar situation happens across China and around the world we are looking a very major disruption of the global economy.

I saw T3 broke ground yesterday in RiNo. Another CLT office building and more density around 38th & Blake Station.

I think this is easily the best looking of all the Brighton Blvd. developments, really love the look.

This is on Blake.
Also worth noting, the hub2 is clad with a lovely dark brick with some old school Denver texture throughout. It’s a winner as well.

The HUB-II's brick work does look nice. Hopefully, McWhinney's apartment next door won't skimp on materials.

I have heard Novel RiNo at 40th & Walnut is still planning to break ground early this summer. It also looks like World Trade Center will start ramping up. Lots of activity on the horizon for this area.

Did Crescent file a site development plan yet? I don't see anything in the system for that site.

I'm in agreement. Fits nicely into the RiNo style.

I knew I recognized the name Crescent Communities. In addition to their interesting history spinning off from Duke energy, Tokyo-based Sumitomo Forestry is now a principal shareholder. Crescent is getting ready to start their fourth project in Phoenix area which have all been ~350-unit 5-story projects in primo urban-suburban locations.

Chances are good they've been checking out Denver for some time and decided to take the plunge with this RiNo project.

After a year or so of inactivity, it looks like the 19th and Grant hotel (Ace?) might be moving forward again. There has been activity on the building permit over the last month, with all of the major sign-offs taking place. The last one was on February 19th.

Charlotte, North Carolina-based Crescent Communities submitted a site-development plan to the city last week, indicating it wants to build a 475-unit project at 1300 40th St., a 2.7-acre site that currently is home to a large industrial building.
Article from last June.

The land the two companies will develop is between Arkins Court, 29th Street and Delgany Street. Denver-based Tryba Architects is also involved in the project, working on the master planning and entitlements.

Referring to the area as a “blank slate,” Golub & Co. Director Laura Newman said the idea is for this to be a master-planned project that will stitch together the neighborhood that has been created over the last 20 years. Golub & Co. and Formativ plan to develop the acreage into a bustling, vibrant commercial, mixed-use area.

Tryba Architects Managing Principal Bill Moon said that the area will also have connected green spaces, easy and inviting access to the river and high quality architecture. In short, key elements to great placemaking.
Golub was opportunistic in partnering with Formativ on WTC which needed an assist. Looks like they've found a good local partner for making substantial investments in Denver.

Golub is capable of building quality as they developed one of the nicest projects in Scottsdale some years ago called The Waterfront Residences (condos) where they also shared the risk with others. I believe they have a solid Life Company that invests with them.

Route 40 Apartments - Per the Denver Business Journal :

Quote:
A developer appears to be resurrecting plans to build hundreds of apartment units at the southeast corner of East Colfax Avenue and Corona Street, according to a concept plan filed with the city last week.

The plans call for an eight-story, 205-unit apartment building with retail space on the ground floor. The project would replace Route 40, a 28-unit apartment and retail property at 1475 N. Downing St., along with an adjacent surface parking lot.

Englewood-based Consolidated Investment Group acquired the apartment building and parking lot for $9.3 million in 2015, according to property records and previous Denver Business Journal reporting. At the time, the company planned to expand the apartments to include an additional 140 units and retail space in an eight-story building.

Consolidated Investment Group did not respond to multiple requests for comment from DBJ on Tuesday afternoon. Concept plans are the first step in the city approval process, and the project could change significantly in size and scope.

The concept plan filed with the city calls for approximately 124,000 residential rentable square feet and a mix of studios, one- and two-bedrooms ranging from 505 square feet to 1,025 square feet. The plans feature 193 parking spaces and 15,356 rentable square feet of retail space on the first floor.

The concept plan includes renderings from architecture firm Boka Powell that show an apartment building with "Route 40" signage facing Colfax, as well as an outdoor deck and pool.
