Development proposal includes land to connect Sherwood, West Royalty.

A major housing development is being proposed for a parcel of land behind the Charlottetown Mall.

Developer Tim Banks told CBC News his company, Pan American Properties, plans to build 300 units over the next decade on about six hectares off of Towers Road.

"We're talking about 300 units over the next 10 years, somewhere in that order," said Banks.

"We're here for the long term and we're here to co-operate with the city and make sure that what we're putting forward is good for the entire neighbourhood."

If the city approves the plan, work on the first 80 units at what Banks is calling Sherwood Crossing could begin this year. Those would be duplexes on the Mount Edward Road side of the property. That would be followed by apartments, including underground parking and affordable housing, on the mall side of the property.

I think it's safe to say that the Maritime city currently undergoing the most profound change is Charlottetown.

I would have to agree with that! Once spring gets here, a lot of buildings are going to start going up.

There are a few projects announced that I’m wondering if they’re still planned:

- apartment in the empty lot next to Superstore
- apartment next to Bed Bath and Beyond
- waterfront condo / apartment next to Irish Memorial

Haven’t heard much more about the development of Queen between King and Dorchester. I figured a demolition permit would have been applied for by now.

Can’t wait to see what the spring brings.

Me too!! I don't know what stalls these projects. However, I did hear the building near the Irish Memorial has some kind of a holdup with DND over property. It looks like the project is still a go as it is listed on the APM site.
The Cordova project out by bed bath was approved. So maybe we'll see something there soon. Also, the apartment building
next to that will soon have twin.
I'm disappointed that the one by Superstore hasn't started.
We need these projects for a lot of reasons.

Any thoughts as to where in the capital this facility would be built? It's hard to imagine anywhere in the core where there would be the available land, except perhaps in the east end, north of Grafton Street, near the bridge.

That's exactly where they want to build it.
The current Government garage at this location will be vacant in the next year or so. A new garage complex is been built on the Brackley Point Rd.

Some of you may remember the waste of money CADC spent on the eastern gateway consulting report. It’s a total Disney Land dream, but it showed a multi use facility at the foot of the bridge:

I liked that report, but it’s never going to happen. Too much has already been done since this report was released. Holland College turning the park into a football field (soon), all the new parking spots in and around this area.

It’s unfortunate that our money gets dumped into concept planning, but we then immediately approve projects that deviate from the dream.

What do you think the chances are that this arena project will happen? It looks like at least a $100M project (based on the $120-130M cost of the Avenir Centre).

I don’t really see the need for it. Eastlink Centre is nearly impossible to fill with the regular programming we offer. Sure, extra seats would be nice for the odd event. Better seat configuration would be nice for the regular programming. But are those benefits worth the $60-$80 million this thing will cost? We’ll literally be paying for it over several generations.
