Tempe Development Thread

So IDEA updated their marketing documentation, they now have the hotel incorporated into the Garage as official with a groundbreaking slated for Fall of this year. It hasn't even gone thru the DRC...since Tempe owns the land do they get the fast pass on entitlements? I don't even know who the operator will be.

Not sure if any other tenants have been confirmed for the 100 Mill Project, if not, then this is the first.

Also, the rendering of 100 Mill is looking hella sleek in that photo!

I doubt it, the developer is the one that submits the permits and designs and fast-tracking projects on city-owned land would have to be something that would be out in the open, either a council agenda and/or development agreement. Quiet favoritism would be improper.

I thought this was only going to be 15 stories - did they add a few floors? The article says 18.

As for 'tallest' office building in Tempe - I though the State Farm main building was over 20 stories...

The State Farm buildings at Marina Heights range from 7 to 16 stories I believe. They're definitely not 20+.

I thought they went up to 17 or 18 but I may be wrong.

I was confused too on 100 Mill. The article is wrong. I think the old plan with previous rendering was supposed to be 18. It is definitely 15. You can check Hines web site. The hotel is supplying be 14. So basically the buildings will be the same height. I’m a little disappointed, but I think the density and impact will be great.

Here a list of the tallest buildings in Tempe with floor count and height. The State Farm Building B at 253' is certainly tall enough to have 20 stories, but it must have taller floor heights since it's an office building and is only 16.

That's a big diff between 'main roof' and 'roof'...is it missing a crown/spire?

The Tempe Developments page lists it as 281', so not sure why all the different heights, although there does look to be a bit of a crown from the image.

The Coldesac development is bigger than I thought. But if they are incorporating a small grocery, retail, restaurant, barber shop, ect where are all the people going to park? I’m sure some of the other developments around it won’t like their parking spots being taken. Interesting to see how this will work out.

Lots of people walking to nowhere in the video. In any case, I'm not sure I'm a fan of it yet. If I squint hard enough, parts of the very end of the video could give me a very slight downtown Mykonos vibe (slightly narrow streets at end of video, white/blue, stairs, minus cobblestone walkways/streets), but it seems to lack an overall character IMO.

I think they are incorporating some parking spots that will be reserved for non-resident customers of the retail tenants. You can see them on the far right side of the screen at the beginning of the video.

Great to see more buildings going up. I can't wait for the tower crane at 100 Mill. I hope some of the retail space in DT fills in. It seems most space is leased but a few that have been empty for a while. Gordon Birsche - would be great to see a 4 Peaks or an OHSO move into that space. The Cabin and Rehab Burger Therepy. A few places barely hanging on like Americana and not sure about Ted's Refreshments. I hope some of these places last through the slow summers. Hopefully with more residential moving in will help. The retirement tower will help if they are there year round. Also, people may be avoiding the area for now with the nightmare construction/traffic.

I have to be honest the part that sticks out and the proportions reminds me of a portable air conditioning unit or a 1980s wood TV.

I work at the stadium & park in Lot 59N. I purposely get to work prior to 7 AM & leave after 630 PM because traffic is so crazy. Honestly, the street car has made the situation worst right now too. Once that wraps up, it should lighten up a bit

Totally saw this coming. Tempe just doesn't have adequate streets for all the development going in. Rio Salado can't handle it. Not everyone is going to ride light rail or live within walking distance of Marina Heights or any other office building in the area - they're all going to drive in at about the same time and leave at about the same time. And this isn't going to improve anytime soon. Best I can say is just don't accept a job in Tempe due to this mess.

I mean I was just confirming that what the article is saying is very true as someone that commutes in & out of Tempe. I could easily take transit or live somewhere around there. I’m not really bitching about the situation just saying that yes, it’s a problem that probably should have been addressed sooner than later (now)
