Provincial permits/approvals due to environmental issues/soil contamination.

Met with Procura/Dialog today regarding Sedona. Rezoning to DC2/RMU and wanting to move quickly on this one.

-Micro/small unit sizes, mostly 300-480sqft.
-Building brought out to 100ave
-Wood framed
-Common amenity courtyard
-UG parking for ~38 units/208
-Targeting a younger demo; those working Downtown.

Honestly, I don't even care if the site sits as a parking lot for a while. Ice District has already changed downtown so much, directly and indirectly. Think of all the old office towers that have been and are being refurbished because of the demand for higher quality, largely due to competition from this new product. Of all the residential high rises that have been popping up and continue to pop up because the core is more attractive and more and more people want to live it. Alberta's economy has been beaten down since 2014, that's six years!! Six years and Edmonton's downtown is still relatively hot with development.

Thank you Ice District, you can take a breather now.

If this lot ends up in the short term with real pavement and grassy tree-lined medians, it'll be a win.
Close off a portion of the lot during the workweek for food trucks and it could get really activated, especially in summer

Not construction-related, but Edmonton House is on the market. An interesting example of rental tower converted to long-stay hotel and then back to rental. What goes around?

I wonder what is happening with Maclab ... sure will help fund the towers on 108th where iirc they are a partner or perhaps this is a one-off sale - a leftovers from shared assets by the Mactaggart family. New beginnings in any event.

Edmonton Journal reporter got it wrong ... "It was previously a hotel owned by Coast Hotel s and Resorts Canada before being converted into residences in 2013.". It was always owned by Maclab - Coast simply had an operating agreement to run a hotel.

not the most egregious error i've encountered in media articles...

as for having faith in the press, particularly around those things we have some knowledge of, it's also incumbent upon us to be prepared to talk to the press if we want to see more accurate and/or more balanced coverage of those things we have some knowledge of.

not returning their calls or not providing them with anything more than "no comment" does nothing but keep reporters who are already over-worked and under-supported even more in the dark.
