I guess another comment would be that the older generation of condos around Brentwood were also more spaced out, with a towers in the park feel (i.e. OMA). So each project would have had some green space - maybe on podium roofs, etc..
It's really only the newer projects that are much denser than the older projects that may create a need for public open space.

Might be serving the open space amenity function but still curious about the public city owned space that might be lacking with new urban development in Burnaby. Their Downtown does a good job and expanding Maywood Park with a land swap/purchase from the developer and adjacency to Central Park.

3million sqft of residential will be proposed at the Grosvenor Brentwood site. Expect to see some height here.

If that’s true, there would almost certainly be a new tallest for Metro Vancouver, and I would go as far as new tallest for Western Canada. 3 million square feet of residential (with a lot badly needed rental units) would be 9 FSR, so that means they have to build a million square feet or 3 FSR of commercial, if I’m understanding the new rezoning policy correctly.



That amount of density on a 7.9 acre site means all of the towers will be tall. It will be interesting to see how tall the signature tower will be. Maybe we will see a 1000’ plus tallest in Canada.

To put things into perspective, how many sqft of residential space is in other projects such as TAB, Concord, Solo, Station Square, etc?

If true that is simply massive.

3 million SF of residential would break down like this

3,000,000 residential @ 7,000 SF per plate equals 428 floors. Looks to me like you could land 6 towers on the site, so that's an average of 71 floors per tower.

If you assume they won't all be the same height that means you're looking at a few signature towers and then you get something like 6 towers with the following floor counts: 50, 55, 60, 80, 90, 95.

Holy... One can dream but with what is being proposed in Lougheed Town Centre, I don't think 80+ towers are outside the realm of possibilities anymore in Burnaby.

The news article announcing the final part of their assembly mentioned 2000 residential units and 500,000 commercial.

A thread on Grosvenor Brentwood would probably be a good idea once the proposal is actually public. Rumors and speculation can go here for now, I think.

I should clarify that it's a total 3million sqft including commercial+residential. More info should be coming out verrrrry soon.

Interprete: Another one to propel Brentwood and Burnaby as a whole to be the leading entertainment and retail centre in the Lower Mainland. Nothing's really stopping the momentum now with such confidence.

There’s not much to do in Burnaby except go to a shopping mall. Anything else like sporting events, concerts, nice restaurants, etc, you have to come to Vancouver. The core of Vancouver keeps growing rapidly, so it will be impossible for Burnaby to ever rival Vancouver.

Brentwood or Metrotown can’t even rival Mt. Pleasant, and probly never will, since the Broadway subway is coming in 2025.

Deveopers can build what they want, but where would the buyers come from? ... more immigrants? I predict Brentwood would become over build, much like Toronto in the eighties.

While you are correct about the vastly superior offering of Downtown, logan5, I have personally found it interesting to notice how little reason I have for visiting Downtown when both living and working in Burnaby. While I do like visiting Downtown, I make the SkyTrain trip only once a month. I am sure it's the same for many, spending their time and money here in their own neighborhood.
