Optima doesn’t know how to build urban. Their building on Camelback is almost like a Southwest Soviet style.

More 5-story, Texas Donut apartments coming to 16th St./Colter, replacing the low-rise offices on the SW corner.

There are a couple things going on. I actually just read an article in the WSJ about financiers/developers are in general rushing to get some projects off the ground to get in front of the imminent "recession" everyone has been concerned about since 2018.

You also have the opportunity zone tax incentives which make a lot of projects that were tough or on the edge suddenly a good investment.

and lastly for our local market we are one of the few rental markets with high rental increases and demand now and for the foreseeable future. Most of the major markets are flat or even negative on rents and have been for about a year.

Odd that developers would rush to beat a recession rather than hold out for it and beat the rebound. Who's going to help them pay their debt?

This project is not in an opportunity zone, fwiw. I surmise downtown will lose OZ status as it gets filled with wealthy people paying high rents.

You're right about the market.

Strange they're still leasing the building...https://www.loopnet.com/Listing/5150-N-16th-St-Phoenix-AZ/12235284/

Was riding my bike around Downtown and noticed this along on the West side of 5th Ave between Fillmore and Van Buren connecting to 6th Ave.

This is apparently part of the Fillmore development and according to the construction guys I spoke with will also continue on the East side and connecting to 4th Ave. I thought this was originally planned as a pedestrian mall/walkway?

Took me a moment to gain my bearings with this image but I think it makes sense. Might be more useful than an all-pedestrian walkway to have a small street break up the blocks. According to the Astra rendering, the paseo will continue at least to 1st Ave.

I find it better as a street with street parking like that and decently wide side walks. Hopefully good shade trees instead of palo verdes.

It's too bad that Alta is in the way of continuing it to 7th Ave. This is a super-long North/South stretch that needed to be broke up.

Preliminary building plans were submitted Friday for the apartments at the northwest corner of Central and Indian School (PRLM 2008651).

When, why, and how was this — approved and who approved it? They and that crummy developer should be jailed.

There is still the chance to break it up once the old linen company to the south gets sold and demolished, they could break up the block just on the south end of Alta and then hopefully build something with some height on that corner of 7th and Van Buren.

I really hope the 5-corner at 7th ave/Grand/Van Buren gets some good density in the next decade. Pretty cool angled buildings and sight-lines potential there.

This is as much as I could find about what the development will look like.

Driving past today, looks like the big GCU billboard at Indian School and Central has also been removed

I think this is imminent.

And its not the best but at least there seems to be some street retail.. Reminds me of Muse at McDowell and Central:

Why not? Surface parking on a light rail line on a major thoroughfare? Enabling that should carry serious consequences.

/s, but not in my ideal universe...

This is such a losing project either way. A nationwide developer like Toll seriously can't develop a denser project than the project to their north that was built like what, 25 years ago?

Screw this development.

Man, I completely agree. I have been it saying since the 4 floor proposal at Thomas and Central that Toll Brothers is a junk developer. They do not deserve to be building anything in downtown or midtown. Phoenix should've rejected this project and told them to come back with something around 10 floors and a wrapped garage. This development is a complete waste.
