Spectacular proposal and one that stacks up well against developments in any other city on the world. It greatly enhances that area, adds much needed exciting large-scale expansion possibilities for that shopping area, maximizes the usage of 2 transit lines that are immediately adjacent to the project, will be a major draw for people all over the region, and most importantly provides the city with some desperately needed architectural diversity (not to mention provides the area with additional height to the boring largely tabletop downtown skyline).

So in other words, this has no chance of being approved, and we can look forward to the bland, dumbed down, uninspired Vancouver Special tower next design for this location with reduced parking and questionable, awkward, poorly functioning commercial component to the next design for this property.
