TOD Zoning (broadmoor) 360 Max (TOD Gateway), 240 (TOD Midway)

I am assuming for TOD that implies 360 if its by a rail station and 240 if its not.

Right, but the prior zoning was CMU (180), since it was too far from the existing Kramer station.

I wonder what is up with Domain Tower 3 and Domain Tower 4.
Both have a status of "Waiting on Legal" because they went beyond their deadline for approval.
For Tower 3 it was 10-18-19
For Tower 4 it was 1-17-20

Tower3 was close to being approved. I wonder if its all done but they never officially updated the COA link or ??? Would like to see the plans for both.

Looking out the windows, where tower3 will be located they have fenced it off for utility construction (approved South End District plan) and within the fences are pipes, dirt and other construction equipment...). Where tower4 will be they have the construction temp buildings and workers cars for tower2 and bowen.

That usually means there is an outstanding license agreement or easement for utilities in public ROW (or maybe the electrical transformers on site) that has not been executed yet, so the site plan cannot be released.

One thing I've never been clear on -- do the existing IBM buildings remain, or do they eventually get torn down built over? It looks like from the map above that the old buildings will eventually be destroyed -- Brandywine seems to want to build the street grid right through a couple of them.

The plan to me anyway, seems to be similar to what's happening with IBM Bldg. 045 at the Domain: completely surround it with new buildings; then bring in the wrecking ball when there is no more room to build.

Nice. we knew from the Block A site plan that there was a 14-story office tower and a 12-story apartment tower. But that's the first rendering.

I guess I hadn't realized the retail space was that small, it's only about a quarter of the Domain's. Though I guess since the gross site area is also about a quarter of the Domain's, that makes sense.

It says block L in the top left of the rendering in the red cloud.

It seems like I used to always criticize something about any project that I didn't like which sometimes met with a negative reponse from fellow forumers. I learned from this so I am NOT going to say that even though I love the color, I don't much care for that 6 story glass square bump out, and I won't complain that it looks like a simplistic attempt to break the rectangular box mold in an unimaginative way. Nope....not going to say it...

I am with you on this. However, Broadmoor and Domain are still just essentially suburban office parks situated on a privately built and maintained street grid.

Pelli Clarke Pelli, Zaha Hadid, nor any other starchitect firm are going to be designing these suburban box buildings. They are basic off-the-shelf plans designed to maximize ROI for the investors, and as such we should all probably temper our expectations. I suspect most of us already have.

I don't usually have any interest in joining architectural debates any more than I like political debates. But IMO the office projects proposed for Broadmoor are more interesting than the Domain office buildings. But then again, nothing has been built at Broadmoor yet, and value engineering hasn't had a chance to be a thing.
