Good catch, they need to update that over u/t. It's actually rising 86.9 metres to the top of the mechanical penthouse.

I like the one across from OCAD and the AGO, not a fan of the Bloor Dundas one. That corner and surrounding area is just so ugly. Home to Toronto's ugliest building as well.

That's bonkers. That's more than all of Metro Vancouver, just in the inner city.

Really? Is it just like 95+% condos going up in Metro Van then? I guess the Lower Mainland already has an enormous proportion of housing as rentals, whereas prior to this rental boom, Calgary had the lowest proportion in the nation. Probably why.

No idea. Lots of rental in the works in the Metro, but 5,000 units is a monster number.

Hard to make numbers work on rental in van too, $2,000+ for a one bed sounds good, but construction and land costs very really high right now.

365 Church is exponentially uglier than anything on that corner.

Updated rendering for the development on Almon near Robie Street in Halifax's North End, now named Richmond Yards:

Source

It looks like the tallest tower is somewhere in the range of 28-32 storeys based on other renderings in this brochure.

Mostly I'm excited for the culture. Especially whatever's going on on the 4th floor.

I remember having almost a culture shock moment in Winnipeg when the majority of fancy new apartment buildings I saw were rentals. And the data backs it up. Not that I don't support it, but I still can't truly wrap my mind around the fact that there are lots of cities where nice new buildings are built to rent.

WINNIPEG CMA HOUSING STARTS:
Homeowner: 39%
Rental: 45%
Condo: 15%

VANCOUVER CMA HOUSING STARTS:
Homeowner: 11%
Rental: 24%
Condo: 65%

And bring back Wild Waters and The Boardwalk.

Calgary should rebuild Funteer World (passive amusement park on which the Saddledome was built)

It's understandable that the residential market lags the commercial market and the demand would be more inelastic as you don't immediately pick up and move when the job market takes a downturn. The prices aren't even that cheap though, despite a relatively large amount of new supply. I've heard some not so uplifting stories of people taking the equity out of their house and moving into rental units since keeping up with a mortgage that was priced at the top of the market in 2013-2014 doesn't really make sense, but I can't imagine that's a widespread phenomenon.

There still seems to be robust demand for well-located mid-rise apartment buildings which is nice to see.
The move to rental is temporary. Alberta housing prices are down to early 2000’s levels. Owning will soon become less expensive than renting.

I have so many great memories of The Boardwalk.

Oh ok, well yeah, I guess it's a monster number then. We're lucky to have so many cranes in the sky and a ton of density coming to the core areas.

We had nearly 700 units added in Q2 of 2019 alone, apparently. Our rental vacancy is only 3.9%.

Maybe if I get the motivation tomorrow, I'll tabulate the number of units in each UC and topped out project to get the exact inner city number, but last I remember it was definitely around 5000.

That’s so cool (and kinda sad) - thanks for posting that.

Luckily a guy on Skyrise just randomly did the numbers. Well over 4000 units for Downtown/Beltline alone. Doesn't include the 2 to 3000 units in the rest of the inner ring of the inner city (Mission, Inglewood, Bridgeland, Kensington, Marda Loop, Bankview) or any of the recently completed projects downtown not included in the 2019 municipal census.

Park Central - 462 units - 2020 completion
One Tower- 390 units - 2020 completion
Cube - 65 units - 2020 completion
The Hat @ East Village - 221 units - 2019-20 completion
The Hat @ 7th Ave - 66 units - 2020 completion
West Village - 512 units - 2021-22 completion (likely)
Curtis Block - 647 units - 2021 completion
Residences on 10th - 900 units - 2021-22 completion
11 & 11th SW - 369 units - 2021 completion
Redstone - 137 units - 2020-21 completion
HomeSpace 5th Ave - 58 units - 2020 completion
Arris East - 190 units - 2021 completion
Barron Building - 103 units - 2021 completion
Telus Sky - 326 units - 2020 completion

That is over 4410 more rental residences downtown in the next 2 years.

Cidex could at least have the decency to ruin only one city. Why did they have to attack Edmonton too? Frig have they ever hit our skyline hard. That podium is one of the worst of theirs I've seen so far.

CAlgary's rental boom is helped out a lot by the fact that 10 years ago, we were converting a massive amount of our rental stock into condos. The rental vacancy rate 10 years ago was like .1%

While nothing to write home about, that podium is the quintessential podium of the last 5-10 in N.A.
