I'm surprised at how wide the new bridge behind the War Museum looks in that pic. Is it intended to be accesible to emergency vehicles or something?

Update.

Went for a Sunday stroll. A few workers were on site of 3 Booth St. Crane base looks to be installed. As far as I know there is no Site Plan approval so not sure how much they can do. Mostly excavation work right now. On the Gatineau side a new sidewalk is open between rue Eddy and the sales center so you can get a good peek through the windows to see the commercial fit up work on the existing building Reno.

I wonder how long it will take before this becomes an attractive walkable community and beyond a mess of a construction zone.

They've already made some great progress. I think we'll start seeing the beginning of a true urban community by the summer of 2021.

Sales seem slow given how well the market has been moving over the past two years. Are other phases on the near horizon? At this rate it will be another Le Breton and 30 years before completion.

A few office and rental buildings are coming up, so this will help fill-up the site without having to wait for condo sales.

The first three are on Chaudière Island on the Ottawa side.

- A 24 storey, 252 bed rental housing, called "co-living" housing.
- An 8 storey, 158,000 sqft office building. Feds leasing the majority.

- This 7 storey office building is also u/c across the street.

On the Gatineau side, a 14 floor rental building is planned. A few heritage buildings have been restored and are now open(?)

The Zip-Line will open this summer, attracting more than just locals.

I believe sales are slow for units facing permanent construction zone. Units facing the river are flying off the shelves.

I'm not sure that first sentence is correct. Between O and Kanaal, a total of 148 condo units have been offered for sale. There appear to be six left at O and two left at Kanaal. All north-, west- and east-facing units at Kanaal (all of which face future construction) have been sold.

I think the real story is that the developers are now 100% focussed on constructing commercial and residential rental. They will own the buildings and will therefore benefit from future appreciation. I suspect they won't launch another condo building until the community has really started to take shape and buyers can see the potential. At that point the average price per square foot will be much higher.

It's all relative I guess. Most of their units with river view were sold on day 1.

Saw crane going up East of Booth on Chaudiere Island today.

Same here. Cold, damp and an effort to walk in and out of to get anywhere else. If there was a streetcar, or by some miracle a subway station, I'd feel very differently

Awesome. Must be the Federal Office Building.

First office building going up in the downtown area since the completion of 90 Elgin and 150 Elgin around 2014.

I feel the same way. Although, one must admit in the spring/summer/fall it would be a great vibe and neighborhood to live in.

Plus, once the full build-out is complete, one would hope that there will be enough retail and services on the islands that one wouldn't need to walk across the bridge to get something (like coffee, milk, bread, Shoppers Drug Mart with Canada Post outlet, etc).

Doesn't this apply to pretty much anywhere else in the city?

Where else in the city are you on an island in the middle of a river sandwiched between a wall of government buildings and a giant field?

Walk across any of the bridges on a few evenings next week and then we’ll talk. Bonus points if you do it when it’s windy...

After this year’s experience, I also have to wonder how bad the roar of spring flood waters could get, and for how many days/ weeks that could last.
