593 Laurier Ave | 91m | 28f | Proposed

Alexander Fleck House Inc. is proposing to construct a new apartment building with approximately 85 dwelling units by adding a high-rise residential
tower addition to the existing heritage building (Alexander Fleck House).

The subject site is located at the northwest corner of Laurier Avenue West and Bronson Avenue, in Somerset Ward (14). The lot is irregular in shape with 29.29 metres of frontage along Laurier Avenue West and 39.9 metres of frontage along Bronson Avenue, with a lot area of approximately 1,400 square metres.

The applicant is proposing to construct an addition that will frame the existing residential heritage building resulting in a 17-storey (52m) high-rise apartment building with approximately 85 dwelling units. The addition is mainly concentrated to the western and northern parts of the property. Zero residential parking and two visitor parking spaces are proposed, and an indoor bicycle storage room with 60 bicycle parking spaces and a bicycle maintenance station.

17-storey addition proposed for Laurier Avenue heritage building

A developer is seeking planning committee’s approval to build a 17-storey, 85-unit tower on the edge of Ottawa’s downtown core as an addition to an existing heritage building.

Novatech submitted an application to the city last week to permit a highrise tower framing the Alexander Fleck House at the northwest corner of Bronson and Laurier avenues. The site at 593 Laurier Ave. W. is currently surrounded by other residential low and highrise towers and is a block away from the future site of the combined Ottawa Public Library-Library and Archives Canada project.

The existing heritage structure, which was built in 1902 and currently contains four residential units, will be maintained as the developer seeks a variety of allowances to fit the proposed tower on the lot. The application asks for a series of reduced setbacks, a reduction of minimum parking from 37 spots to zero and an increase in the height limit from 11 metres to 52. The proposal includes 60 indoor bicycle parking spaces.

The city’s planning committee is expected to consider the Fleck House proposal in the spring.

Hard to visualize how they can build a 17 storey tower without damaging the integrity of the heritage building. I assume they would demolish the side extension with the garage, but that doesn't add a whole lot of land to work with. Any resulting tower would need to be very slim.

I does sound like they plan on attempting a Grant House at Performance Court type development, but with a much bigger house on lot a fraction of the size.

Now if they demolished the apartment building down the hill or the one(s) directly to the west, then it would seem more realistic.

So weird, I just drove by that house ten minutes ago and my girlfriend and I were talking about how beautiful it is and how it's a shame they tore down the big old houses one block East.

Big change from the rumoured 4 storey addition when the building sold last year.

Agreed. This looks like a beautiful piece of architecture. But unfortunately, the house is right int he middle of the lot (with grass set back on every side but not enough to build something significant).

Will be interesting to see what kind of proposal they can come up with.

With this, the other tower under construction on Bronson, Claridge Moon and the Alterna Savings/Credit site, that part of town is finally getting more love now since the East side is more saturated

I'm afraid they might decide to move it in order to provide more space for the tower. Such a large brick building would not do well with such a stress.

As mentioned, looks like the garage addition has been removed.

Alrighty then. Very nice! I apologize to the developer for my skepticism.

Fingers crossed that original building envelope survives!

That 45 degree angle and the vertical brick columns leave some potential room for a very '90s looking tower, or a reclad Bill Teron block feel. Hopefully that does not end up the case.

The revised proposal entails the development of 63 units, 53 in a 9 storey mid-rise residential building and six in the existing heritage asset, Alexander Fleck House. No parking for the residents and two visitor parking spaces are proposed. On the basis of first round City comments, the proposal has been significantly reduced in size from the initial application which was for a 17 storey building with 85 units.

9 floors...the penthouse will have brilliant views of the living rooms of the mid floors of the taller buildings slated for the lot on the escarpment right behind. And a nice view of beautiful Bronson Avenue on the other side.

I think I prefer the 9 floor version. Although the previous version was good as well, it seemed odd to have a 17 storey tower at the edge of the cliff. The new version is more compatible with the Fleck House and does a better job layering the skyline.

I hope that, if anything is ever proposed at the base of the escarpment, it won't be any taller than 10-12 floors so that this one is not completely blocked.

I like this one.

Interesting form factor making the building look bulky from some angles and slim from other angles.

The way they integrated the house into the development is good IMHO, but why only 9 floors?

The north facing windows would have great views of the new library.
