the limits of the study - from my perspective - don't give it much credibility. why? the "central core" includes downtown, the north edge, oliver and whyte avenue/strathcona.

so the average utilization numbers averages downtown parkades usage with oliver square and the brewery district and bunch of residential towers.

hmmm... the office parkades are full during the day when the others are at their emptiest and the others are full during the evening when the office parkades are empty. and the average utilization is 53.5%.

nowhere can i find what the average office tower maximum density is although the pretty dots on page 19 suggests they're between 76% and 90% even at current office vacancy levels and nowhere can i find what the average condo/apartment tower maximum density is although page 19 suggests the same or higher than for offices. but the office density is highest during the day when the residential towers are lowest and the residential towers are highest during the night when the office towers are lowest. on average, it's 53.5% between the two of them but that seems to be a pretty meaningless number to apply to either on their own.

is it all "accurate". probably.

is at all particularly useful? not particularly.

to quote the report, "As discussed, there is no clear geographic trend in how parking is utilized – it varies widely across different areas of the city." from my perspective it's because the geographic areas they selected/used are too broad and varied to generate trends.

I realize the surface parking lot in front was existing, but that does not help the development's case from an aesthetic perspective as well (it would have been better to have it around back instead of fronting 107 Avenue).
The surface parking lot did not exist but they tore down the central portion of the warehouse (which looked like it once was a late add-on to the original warehouse) and are using the existing foundation of the remaining building. If you look at the old building's footprint on google maps you can clearly see why and what they have done it this way.

I agree, if they use cheap materials it could look bad but so far so good. That being said, I like Europa Boulevard in WEM. The Venetian is not my preference but can easily be modified to take of the small exterior moldings and it would be fine. Hopefully, this complex looks as good as the renderings in their promotion video.

I have heard lots of comments about putting parking on this site or putting it in the back. Lack of parking is not practical as there is virtually next to no other parking around. South is 107 street with no parking. West is bounded by the old rail spur turned park and north is another warehouse. Only east parking on the street exists. And again, the property will take advantage of the south and western sun the way it is situated.

You all should be patient before you pass judgement on this project because it is a faux project of something that exists elsewhere on this earth.

As I sit here at Starbucks at Jasper Gates looking out at the typical boring Safeway, typical boring Shoppers across the street, typical non-descript one-story strip mall, I wonder why there is such much fuss about this project. Would I want to see every strip look like this? No, but I do think that the majority of similar retail strip malls out there in Edmonton or elsewhere in Canada are way worse.

I agree with you and also responded with similar views on the wrong thread (the images thread) But you have made a big mistake by mentioning that other developments are worse. Get ready to be attacked by the same people saying the sames thing about how are bar should not be being better than worse and blah blah blah...lol

Encore hoarding down and nearly removed and I expect the crane to be next. What a difference.

Proposed rezoning in Strathcona for a mid-rise apartment

January 9, 2020

Edmontonians are invited to a drop-in engagement session to learn more about the proposed rezoning of properties on the northeast corner of 99 Street NW and 90 Avenue NW.

Date: Wednesday, January 15
Time: 6 - 8 pm
Location: Strathcona Community League, 10139 87 Avenue NW

The proposed rezoning would allow for the development of a seven storey apartment with a maximum of 60 residential units, an eighth storey indoor/outdoor rooftop amenity area, street level commercial space fronting 99 street and underground parking. An amendment to the Strathcona Area Redevelopment Plan would be required to facilitate the proposed rezoning.

The engagement session will be an opportunity to learn more about the proposal and share your views with the City and the applicant. Feedback will be summarized in a report to City Council for when the proposed rezoning goes to City Council Public Hearing for a decision.

It will be great to have the sidewalk adjacent to Encore back hoarding-free. However, now we are dealing with the hoarding at 103 Street Centre. That sidewalk cannot catch a break.

The library is really saying ‘dont judge a book by its cover’ at least the interior seems to be more interesting than the exterior for me.

Or, and bear with me for a moment, how about one less strip mall in Edmonton? Frankly, merchant developers drive me batty.
