After I posted I thought about the lot at Confusion Corner. A nice hotel there would be a perfect location, within walking distance of Osborne Village and Corydon Ave, and day to find if coming from the south up Pembina Hwy.

I'm going to guess St. Mary and Donald will be getting the new building. I believe it was mentioned on here before that some surveying or something happened on one of those parking lots.

That would be a good location for a hotel or any kind of office building. It would give both St. Mary Ave and Donald St. some welcome density.

The corner surface lot is downtown. S of Portage, W of Main, N of Broadway, E of Memorial

Ya there was a drill rig at St. Mary and Donald this summer. I suppose it's an important intersection, going by Biff's original description.

There was a proposal for some kind of mixed-use residential/hotel thing at the SW corner of Donald and St. Mary 1-2 years ago. 15-20 storeys, pretty decent design.

There was also a proposal floating around for a taller building (20+) at another corner nearby, but on the site of a very underutilized building, not a parking lot.

Anyone know if this is a thing? 280 St Mary Ave (At Smith & St Mary). In Between Place Louis Riel & Carbone.

I think that buildings been vacant for some time. Hopefully that thing happens. Not sure how old it is though.

In Winnipeg, that's TOD. The larger mid-rise towers are at the rail corridor. Says they're mixed use. I suppose that means they'll have retail.

If it were, it is underwhelming but at least something new..I think something better can probably be built there.
I believe that wsa a legion and I had heard a few years back about a 20 floor tower at the time it closed?

Didn't Longboat buy it when the legion shut down? I vaguely recall it being pitched as a site for the Hydro HQ.

Not sure. Google street view shows signs trying to lease it out. But appears to be sometime back in 2012-2014 time frame. Seems like a rather small footprint for Hydro HQ.

They were going to use the building next door too, where Carbone is, which is also Longboat owned.

I could be wrong on the Hydro thing (maybe it was pitched for MTS?), but I'm almost certain Longboat (or some other Chipman co) owned it if they don't still own it.

The section closer to Pembina is residential. Two rental buildings already constructed and a Goodlife gym opening soon.

This was the Hydro proposal by FT3 and one of the reserves I believe for the site you are talking about. 185 Smith in the background.
