Was out with my buddy @suicide.shots and he had some crazy equipment on him (sony a7rii with a xeen 85mm). Vista Tower developer sells 50% stake in firm, eyes national growth

The company on Wednesday announced that Chicago private markets investment firm BLG Capital Advisors and New York-based Winter Properties, a real estate investment business of Standard Industries, purchased half the company. Terms of the deal were not disclosed.
The goal is for the firm to become a large national player in development, management and investment.
“It provides us with the next step in our succession plan, and they’ll provide capital for growth, market data and development deals in other cities that we don’t have access to,” said David Carlins, who becomes CEO, from president.
Carlins, the son of Magellan’s co-founder, will run the company along with principal J.R. Berger.
Magellan’s founders and previous co-CEOs, Joel Carlins and Jim Loewenberg, will become chairmen emeritus and will serve as advisers to the company they founded in 1996.
The approximately 50-person headquarters will continue with little other change, David Carlins said. The company has more than 130 total employees.
BLG has invested in previous Magellan developments, including the 34-story Exhibit on Superior apartment tower 165 W. Superior St. and a development under construction in Austin, Texas.
Magellan also has ongoing or recently completed developments in Minneapolis; Miami; Nashville, Tennessee; and Somerville, Massachusetts.
Magellan’s other projects in Chicago include a planned 47-story hotel and apartment tower it is developing with Sterling Bay at 300 N. Michigan Ave.
But Magellan is best known for the 28-acre Lakeshore East development near Millennium Park, where the 101-story Vista Tower is set to become the 12th of a planned 16 total high-rises. The 1,191-foot-tall tower, developed with China’s Dalian Wanda Group, will be Chicago’s third-tallest when it opens in July or August.
“We’re nearing the end of Lakeshore East, I’m in my mid-50s, and they’re in their mid-80s,” David Carlins said of his dad and Loewenberg. “It was just the right time.”

Interesting. Also pushed the Vista opening until late summer 2020. I wonder if this will help get the LSE Lake Shore Drive corner lot built sooner???

Even though it would look better without them, I think that balconies help mitigate the jarringness of the blow thru and mechanical floors.

Not that the residents will have trouble affording it, but do you suppose the heating bill in the winter for the floors above and below the blow-through hole will be higher than their neighbors?

I don't think so that's a lot of concrete in between them. The same question could be asked about hot summer days.

Likely very little difference imo unless someone in the trades can prove otherwise.

The floor and ceiling will be insulated meaning it will have a better R-value than the glass facade. The bill will still be slightly higher though since those units will have way more exterior area than the other units. One of the reasons highrise housing is efficient is that the surface area per dwelling is wayyyy lower than if it were a bunch of SFHs.

Heating is usually factored into the monthly assessments around here. I keep mine on nonstop in the winter

And if you have south facing views you may have to turn on the AC, which is also included in assessments many times.

Good to see that NEMA looks fairly prominent from this angle and distance.

One Chicago Square, which is a bit taller than NEMA and the tallest building to be completed in the next couple years, probably won't look very obvious in this view.
