I haven't heard much lately. But I found this about the property from 2009.

Coquitlam was looking ar 2200 units of housing plus 160,000 sq ft of office space and commerical and community use on the 27 acre site at 225 North Road. New West was against it basically.

Construction crews are getting ready to break ground on a recreation facility that aims to be the "civic heart" of Burquitlam.

The community centre is part of a package of amenities agreed to in a three-way partnership between the city, the YMCA of Greater Vancouver and developer Concert Properties. On top of the 55,000-sq. ft. recreation centre, the project includes a community police station, a park-and-ride lot, more rental housing and an expanded Cottonwood Park.

As someone who uses Burquitlam Station every day (I go to SFU from north Coquitlam) it's going to be an incredible area. From what I know, right around the station there's these 8 going in, then another 6 at Burquitlam Plaza, and I'm pretty sure 2 proposed in the triangle between North Road and Clark just south of Como or so (i think a few more further south were postponed/called off). All in, it's going to be a really, really exciting time for this area for them to add a tonne of people in such a short time - these will all likely be done like 2025 or so? Not to mention the massive redevelopment of like 30+ towers in the Lougheed area.

My biggest gripes are the same as always - not enough consideration for cyclists (Coquitlam is absolute garbage for cyclists) and not enough office space. A few years ago, Coquitlam said that City Centre is going to be their jobs centre, with (I'm pretty sure) about 5,000 jobs in Burquitlam. We really haven't seen a development inclusive of much office/work space here.

Rather than growing from a bedroom community to a city of its own, I'm worried Coquitlam will be a bedroom community, just with more beds. We can't keep having everyone go west to downtown Vancouver for work - some people have to be going eastbound or at least living/working more east to ensure we can delay the maxing of SkyTrain capacity as long as possible and use the line more efficiently. We can fit 25,000 people BOTH WAYS, whereas Van-centered growth is really like 25,000 one way because everyone commutes west in the morning and east at night.

That said, I get that office space out here isn't quite as attractive, but I think we could be doing better to some extent - maybe even a few floors here or there could be office?

SOCO will have office space.

It says the rental housing will be complete by 2023, but it doesn't say when the condo housing will be, I wonder if they are holding off or ?

Concert has 2 sister projects so I think the second one will have the market units and this one will have the amenities the city wanted added to the area. There was a land swap to make all this happen as I recall.

Between this YMCA, Chimo/Poirier, and Burnaby's plans for Cameron Rec Centre, the Burquitlam area is going to be quite well served by public amenities !!!

saw this application for Coquitlam, nothing exciting but it's replacing two SFH and the block is still all SFH, the densification is spreading further east along Como Lake now.

It's actually replacing a single family home and a duplex. And directly east of this is a large site that's under construction. (Based on google earth)

i haven't been home since October so I don't know whats going on there, I can look on monday when I drive that road since its open again, Como lake has been under pipeline something construction for most of the year so have avoided it or not been allowed to access it anyway.

Up until now the development hasn't crept much further east than Dogwood. The city has opened development from North Road to Blue Mountain which is at present mostly SFH or duplexes which for the most part are just houses.

It's just interesting to see that there is finally something going on that stretch. The only project I know of is Duet at 707 Como Lake and that is slightly west of this proposal. This new proposal is nearer to Robinson.

My mistake. I meant to say the site directly west of the proposal. Not east. So that must be duet that I see on google earth.

I'm just surprised that development is going that far already, I thought it would be a few years to get that far from Clarke/North Road, Como Lake is a main road though so it makes sense it is getting redeveloped. Walking time this must be 10-15 minutes from the Burquitlam station.

There is just so much redevelopment going on in such a small area around Burquitlam station. A lot of townhouse projects replacing SFH mostly.

Adera (the developer for Duet and this new proposal) has been trying to buy up more or less the entire block bounded by Como Lake, Robinson, Lea, and Dogwood- they also have a fairly dense townhouse project across the lane from Duet. I guess they haven't succeeded in buying the properties all at once so they're redeveloping it kind of piecemeal.

As for the new proposal, this is a really small site for a six-storey lowrise, and it'll have to have some separation from Duet so it's going to be a bit of a strange one.

Blocks with few windows are much cheaper which is why a lot of our older housing uses this design.

As an architect I apologize for the horrors being perpetrated across the board.

A good design requires 3 things: a good architect, a good client, and a suitable budget. It is sad, but it has always been the case that only 5-10% of our buildings qualify as architecture. The embedded nature of architects and developers has resulted in an uninspiring, unartful product. And, of the 5-10%, local architecture has been of a poor quality, relying of copied tropes, uninventive use of materials, basic repetitive forms, terrible lack of use of colour, and the almost total lack of sculptural, non-orthagonal forms.

What we have done fairly well is at the scale above architecture. We have been fairly successful in building a good urban scape; plus, thank god the beauty of this place is at a scale that we barely put a dent into it.

Regretfully, we have yet to develop a strong architectural culture.

The Royal Columbian addition would have looked better if they had kept the colour scheme simple - just horizontal banding.
