The large billboard style signage on the site that had 3 civic advertising on it was being removed and replaced with something else.

Not sure if new signage is imminent or not, but the project could finally be taking a step forwards.

-19 floor rental building
-42 floor condo
-10 floor office
-36 floor condo

Slightly different from what jhausner posted in Feb. The 42 floor tower looks like a copy and paste of 3 Civic plaza. Probably a place holder render?

Well, at least it is a tallish table top.

And there is some decent variation in heights within these projects.

What is neat is this project along with the new office tower proposed will create the first hints of a canyon along King George.
Would be nice to see a tallest in Surrey though.

Interesting that their rezoning doesn't reflect their webpage...

Rezoning from C-35 to CD; Subdivision to create 4 lots from 5 existing and Development Permit to allow 952 residential units and 25459.15 sq.m. of commercial space to be located within a 13 storey office building, residential (market housing) towers of 36 and 42 storeys and a 15 storey rental building with a daycare on the ground floor.

I'm sure things will change before it's done it's third reading, but I seeing rental and office is fantastic. Though I wouldn't be surprised if Council shoots it down for not being 100% commercial

Smaller buildings in between will reduce the table top impression but it is still super unfortunate how everything has to be the same height. Maybe 40-42 storeys is where the ecomics of the project stop working in Surrey? A lot of similar height going up also in East Metrotown.

Perhaps another 10 floors will require a 4th elevator which is away from floorspace etc.?

Thanks for finding.

The overall massing and form looks good - with the mid-rises fronting King George and higher buildings behind. Also liking how the 2 towers are rotated 90 degrees from the King George Hub B towers with a similar rectangle form. Not the best transition to the existing Single Family behind it, but those streets are all designated for future 6-Storey, and likely and up with some 12 storey in there, pending City Centre Plan updates.

There's a good variation in heights forming in that area between 10-40 storeys. It was posted in the King George Hub thread that one of the final towers in Phase D will be 47 storeys, so there will be some more punctuation in the King George cluster to come.

As for higher buildings in the 50+ range, I would expect to see these around the Surrey Central cluster in the future, as that will become the primary cluster and CBD of all of City Centre. King George is a secondary node.

Nice to see another office building coming to that node with this.

As for timeline, given this still needs to go to 3rd reading (timeline unknown - assume 2020), then 4th reading (typically a year after 3rd), then marketing (typically a year), the build (typically 3 years), were looking at around 2026 completion (assuming all built in one phase).

Wasn't 98B Ave originally supposed to pass between the two towers on this project east through to KGB?

The new render posted yesterday shows the street still disconnected between the neighbourhood to the west and "the hub" to the east.

^Good point. The City Centre Plan calls for that road connection. Either the rendering is inaccurate, or they somehow got out of it.

Would wait to see the plans released once this goes to Council. A lot can change between now and then.

Looks like the road has been removed in favour of a central courtyard. From the webpage:

"The plan proposes a 204 suite 19-storey market rental apartment building and a 10-storey office building, both fronting on King George Boulevard, a 42-storey condominium apartment building in the site’s southwest corner and a 36-storey condominium apartment building in the site’s northwest corner.

Along King George Boulevard will be an active retail/commercial frontage directly across the street from the SkyTrain Station, creating a mixed-use podium on top of which will be an expansive courtyard between the four towers, providing richly landscaped and programmed public and semi-private spaces, activated around the theme of food and urban and agriculture. This courtyard space will create a sense of community among on-site residents, office workers and visitors, allowing them to flow across a new parkside street and enjoy the open space of Holland Park."

If they want to have meaningful use of the courtyard they can't have residential uses fronting it at grade - they should extend the commercial podiums to the back of the site, if they aren't already.

I hope the road does eventually connect. The intersection was already built once the coast capital development was completed.

Wow, I'm amazed that residents living right next to the proposed development at those single family houses do not come out to protest this. Maybe that will come later?

That area is within the downtown plan as low to mid-rsie up to 2.5 FAR, so those houses will be gone sooner or later.

LOL, you should talk. Weren’t there literally four drug related stabbings overnight in Yaletown/Downtown East Side, your neck of the woods if I’m not mistaken.

Personally I am hoping that down the road those single-family homes get consolidated and development like other sites around the lower mainland. More towers, please!!!
