A note that the office building itself is not Quadrangle for Daniels Waterfront, they have simply done a lot of the interiors for various tenants.

There's a high minimum price point for new construction. There's a ton of proposals in lets say .. "West Toronto" suggesting demand but there's really no ground up product built as of yet.

The office building at 130 Queens Quay East is registered as TSCC2674. These Sterling mid rises could be a perfect fit for local business sold off as 100 condo units in each building; smaller units and cheaper than divisible new office space.

A tiny but spicy little proposal for Bridgeland. All three CRUs have apparently already been leased by local businesses, and land use is approved. The context is it borders a beautiful park and playground space that will be partially ring'd by retail by 2021.

Kind of unprecedented height for that area isn't it? Looks fairly inoffensive although not particularly interesting. But I suppose a few low-mid range condo towers stuck on top a community center doesn't really need to look terribly interesting because... it isn't.

Yeah, the mix of retail is fabulous for such a small development too.

An ambitious upcoming development by Rize in Surrey Central will soon head to a public hearing.

The development at 10138 Whalley Boulevard and 101 Avenue will include:

three residential towers (23-storey, 32-storey and 39-storey)
two 13-storey market rental residential towers
one six-storey apartment building
ground-level retail, including a café and 4,252 sq ft. daycare facility.
There will be a total of 954 market residential units and 172 market rental residential units.

It will be built in three phases:

Phase one complete May 2023;
Phase two complete June 2024;
Phase three complete August 2024.

The cladding is interesting. The block is not. At least the public spaces are not overwhelmed by intense density

It's the last subway, Go transit connector before Yonge and Bloor. The developer knows this is a good place to shoot for the moon. Decision to approve will be based on the transit connection than sound planning principle. I wouldn't count on more than minor revisions to height and density.

TOD is to promote transit usage over private vehicular usage by improving accessibility to transit. These developers have taking it to the next level defining residents' lifestyles through the accessibility to transit and commuting by transit as the peak of civilization. Main and Danforth isn't a suburban shithole where the closest big box mall is 5 kms away. This intensification however adds nothing to the established community while greatly impacting it through its physical form and the 3000 extra people living there. I'm sure someone will mentions these new residents will spend minimum 20 to 30 million dollars within the community so I'm just going a community is also more than its commercial main street and there are negatives to adding 3000 more people especially when there's no money to increase capacity of the communities amenities and infrastructure.

Obviously you're right in that if there's an influx of new residents there's often a need for more or better infrastructure and facilities (assuming the area doesn't have an under-utilized surplus). But I'm not sure that's really a criticism specific to this project as it seems more like an issue with growth in general. Both the city and metro area are growing and the new residents will require services and infrastructure wherever they end up. Fortunately many of the things we consider to be amenities are not publicly funded (stuff like shops, restaurants, gyms, etc.) and the money the new residents will bring with them will enhance these. Even some public services are partially funded by user fees. And when the business of new residents allow more and better of these things to flourish, this also benefits existing residents.

But yes there are definitely downsides to growth and it's important to look at the complete picture.

The video is a little over the top for a simple zip line. How will this be the most high profile one like they are saying? Unless you live in the region or are planning a trip to it I doubt people will know about it. It's just a zip-line after all.

Speaking of, has anybody tried out the Sasquatch in Whistler yet? I gotta give it a go next summer.
