Everything is negotiable. Don't let "it's a presale" limit your thinking.

Might have to do with the zoning by-law language in Burnaby is still suburban. Banks I think used to be classified as "Service" in the retail subcategory for commercial in Vancouver, and are now classified as "Office", where office is greatly discouraged at the ground level or in prominent locations (corners). I've never really encountered that level of categorization and specificity / regulation in Burnaby.
what a boring suburbia ZzzZzzzZzzz...

They definitely need to review that zoning bylaw! The City is fast becoming urbanized, but City Hall seems slow to catch up with reality.

as for the other street decorations like banners, flowers, benches, murals, this is also paid for by the BIA.

BIA are generally self funded (over 90+%) but sometimes do get grants or help for certain projects.

EDIT! I stand corrected. the old lights were paid by the BIA. These new ones were a gift from the City. And apparently, this is going to be a year round pilot project! cool and thanks burnaby
I'm glad you realized and owned up to making that mistake. Yes, thank you City of Burnaby!

Good to know you're in favour of City taxes increasing to pay for light displays as well. And the byelaws?

I agree with the comments about the RBC location not being a prime location for retail pedestrian traffic.
It's good for a bank because it has high drive-by visibility.
But as mentioned, the majority of shoppers will be arriving one level up by SkyTrain directly into the plaza.
Customers wanting TD, RBC or VanCity or Sporting Life will find their way down to street level.

I think the well lit cafe idea sounds good for the spot above where RBC is going, it'll give the patrons a good perspective of the intersection.

Who needs the Starbucks at Shibuya Crossing in when you can have a birds eye view of Willingdon and Lougheed Highway?

You don't think that the majority of shoppers will be coming by private vehicle?

It will still probably a majority of private vehicles but again they aren't coming out of an entrance next to the RBC.

In hindsight the rendering seems to be a giveaway for a bank down there as well. Bunch of guys in suits while the rest of the crowd looks like the Lululemon crowd.

Interesting comparison on PriceTags with a site on transit in Los Angeles (well...Culver City, technically) here. While Brentwood is 5x the size of the Culver City site, the parking numbers are almost identical. Donald Shoup would be proud here...and perhaps horrified with the counter example.

How can you even compare the size of the lots when they've only completed one portion of the development? And they have 4,700 spaces for the 28 acres not just 1400.

And this.

Quote:
At Ivy Station, riders will encounter 200 apartments for rent, a 148-room boutique hotel and a 200,000-square-foot office building. The complex will have 1,500 underground parking spaces, 300 of which will be dedicated for use by Metro passengers.

Strange that the rendering depicts the bottom cube as 2 storeys.

Yeah, what Jollyburger said. The circulation from the underground parkade would be through the elevators near the back of the plaza. Some will come out at -rade to the escalators at the Sporting Life entrance, but no need to use those stairs at the intersection.

Hey just wondering - Tower 4 is the rental tower, no? Has there been any info on when that goes to construction?

I assume Tower 5 will go on presale whenever the market ticks back up.

Shape is focusing on the launch of Richmond Centre redevelopment next year. Brentwood's redevelopment will take a back seat.

If recent sales are good for Shape, I'm sure they can do them concurrently. Sales would also include those at the Lougheed mall and residential project.

Whoa, I see that whole side of the parking lot adjacent to T3/BMO is blocked off and dug up now. I wonder why they're clearing that area so early since it's supposed to be part of phase 3?
