Interesting master plan for a new community to house 150,000 people in Innisfil: The Orbit.

Go electrification isn't planned for that far out is it? I thought it was only supposed to be as far as Aurora.

Electrification to Barrie was part of the electrification EA. GO RER service goes to Aurora, Barrie would still be the lesser commuter oriented service (hourly IIRC).

That said, the OnCorr tender (GO RER basically) fairly flexible about what powers the trains; but Diesel has a massive penalty.

I particularly enjoy this:

https://www.simcoe.com/news-story/974327...ent-council-endorses-development-vision/
Quote:
In the agreement, Cortel Group has committed to provide 100 per cent of the cost of the land, design and construction of the GO station,...

In exchange, the town will assist Cortel in asking the County of Simcoe to include the cost of the transit station in the next county development charges study and provide development-charge (DC) credits to Cortel.
Cortel agrees to pay for the station provided they get paid something back

I get the logic. Other developers in the area should be sharing the burden, but it's a bit much to say Cortel will pay 100% of the costs.

~40km east of it isn't terribly far for car oriented locations.

The escarpment is quite long; the ~900km Bruce Trail stays pretty close to it while only covering a small portion of the length.

I'm aware of the geography. I want to no why they would use it in a marketing image.

This would be an extension of the Museum of Contemporary Art building?

No, just office space which is good because there are a lot of creative studios in that area would benefit from space like that.

It's top of the line space at the highest price point. It would be unaffordable to the creatives i know in the area. It could free up space as there probably are a few that can afford it. These are large buildings to fill.

I've also seen the Heward proposal years ago. It is underwhelming now with CF East Harbour.

I've seen Toronto do intimate and well. Why can it only be done when site limitations force it? Another boring big block development.

^ Dear god yes!

I actually like the basic design of the Etobike one although i wish the inner wall was a strong colour to help create contrast and offset the cantilevered parts. The presence of the cantilevered elements is its main feature and keeping everything such a similar colour palate kind of jumbles it all together and make it seem busier. Maybe it should go all in with the greenery a la Milan's Bosco verticale.

I can name three large studios in the Junction that if they were looking to expand at all or move into a better space would move there if they wanted to stay in the west end. Creative can also be large company's. Heck even Medium small creative company's like House of Cool who used to be in warehouse space in the Entertainment District just seriously upgraded their digs by moving into Quadrangles's Daniel's City of the Arts building which would have much much higher rent then then anything they could want to get near the Junction. This is my industry, I know most of the studios in the city, I have friends across the the city working as creatives and they could easily afford to move into that building\, it's just a modern loft space. I used to work for House of Cool and if they can afford their new location, then other similar or larger studios can afford the Junction.

That office structure will probably be swallowed up by local creative studios looking to be near or under one roof together.
