I think one to keep in mind with SJ is that there are several large industrial properties (eg iol, ipp, paper mill, wallboard and canaport, etc) that are not assessed as high as would be expected, lng and iol for example are most likely worth >$1B each alone.

Regis Salon is now closed as of today in both Regent Mall and McAllister Place, due to non-payment of rent! Check out the "termination" notice that was posted on the door of the Freddy location: https://www.facebook.com/groups/1690502684515770/permalink/2579662988933064/


This now opens up new units at both malls. The Freddy one is (2,213sq.ft) and the McAllister Place one is (1,050sq.ft.). Hopefully both units will get filled again.

It is an awkward shaped unit that might be tricky to fill. (And IIRC the stylists have complained that the airflow is bad in the unit too, making it too cold in winter and too stuffy in the summer).

Still, it's probably best suited for another stylist so probably another company will move in and set up a barber shop there.

I heard that the First Choice on the north side was recently taken over by new management; they were apparently previously owned by the Regis group, so it sounds like they were pulled free to keep the national branded store alive or something.

And in other news, I've noticed the corner lot on Wagoneers and Rookwood, they've brought in a lot of earth to fill in the site. It's probably almost a metre above the sidewalk level. Part of it was probably to bring it up level, but I wonder if the rest is just meant to compact the site over winter? There is still some equipment on site, but I suspect it won't really do much until the spring.

I did hear rumours that someone saw a render of a 6 story apartment for that site. Currently the apartments are 3-4 stories in that area, so that doesn't really have a ring of truth to me; but if it is 6 it would be significant density increase in that area.

If it is indeed 6 floors (which would be great) that would likely mean another tower crane next year on the horizon.

Possible 6 cranes? Can't find the historic database for cranes but I would bet that is a all time best if it happens.

It's possible, but I'm not sure if that area is ready for a 6 story building; though everything else in the area is 3-4 so going a bit higher is plausible. The Sunshine Gardens folks would surely start complaining if it is true.

It is a very large site in total, and I've heard the plans are to fill it fully. (There's the corner, but there's also the blue building and the barn-like building along the trail as well, which will be a Phase 2 and/or Phase 3 apparently, once leases are up and they can empty the building)

Yeah it would have to a record i think, i feel like a few years ago there were 3-4 max (around the time of construction of the currie centre at unb and convention centre.

So could be as follows next year:

3-(7 to 9 floor buildings) on queen st downtown
1- for pot. centennial building reno
1- 5 floor micro apt on waterloo row/forest hill and

Assuming zoning changes are needed im sure ppl there will be all over that. Remember the superstore flag being too noisy, hvac unit at caris too noisy and the delta sign being too bright complaints over the years from whiners in that neighbourhood, lol.

The thing is that there will always be people who complain when projects are proposed in their area. It happens everywhere. There wouldn't be a lot of development if plans were cancelled every time people had objections.

It's zoned MX-3 which already allows for buildings up to 24 meters which translates to 7-8 storeys.
